Hello Shannon,

Some time back whilst we were looking into the furniture packs available, we rang Roda and Macanthonys to check about the rental situation and were told we did not need to purchase the furniture pack to have the rental/mangement contract.

We have just got back from Roda and one of the things we wanted to sort out while we were there was rentals and furniture.  Macanthony did not have any furniture available to look at (typical) and Roda were adamant that furniture has to be purchased through them if they are to take over rentals.  We liked the furniture in the show apartment, although it's going to be different for phase II.  We were left with the impression that Macanthony are not geared up to market our property for rentals.

Hi am in phase 2 and have this same problem.Feel that perhaps public/tourists/golfers would phone direct to Roda however have just spoken to Macanthony and apparently they use tour operators to market their apartments which is an interesting aspect but perhaps just adds to the complexity of choice.When choosing package seems daft u cant see the furniture when spending so much money so that makes Roda perhaps more appealing .

Hi there folks

We too have bought in second phase from McAnthony and also requested to see their furniture when we were over last year. We advised them when we were going to be in Spain and also phoned them while we were there and asked if we could see their furniture. Funnily enough nobody got back in touch with us until after we arrived home again and then we got several calls asking if we would be interested in a furniture pack from them. We told them the same thing, that we were not happy spending so much money on something without first seeing what we were buying. They are very keen for you to purchase their furniture packages on just a few pictures via e-mail - clearly this is not acceptable in our view!  We are opting to purchase our own furniture.

On the rental side of things, we were fairly keen for MRI to rent for the first year at least and they did give us some encouraging figures on rental prices etc... but now we are thinking of just doing it all ourselves, not sure yet though. Any more views on the subject?

Hi June,

If you are not going for the Roda furniture/rental package I would do the renting yourself. I can't see that rentals are going to feature as a high priority with a company specialising in real estate sales off plan. 

On the plus side for Roda rentals, I think golfers are more likely to call them direct.

Dave and I visited Roda in January and had a meeting with the rentals department at Macanthony (Adrian Flores).  He was very helpful and informative.  He said that there would no charge for advertising the property in the first year but there would be in subsequent years.  They would take 10% of the rental income and we could appoint them as keyholders if we wanted or we could choose another property management company.  He said we could expect about 16 weeks rental during the first year and more as the site developed.  They then offered to drive us to La Manga to show us one of their furniture packages.  It was ok but not what we are looking for.  They do other ranges but we would want to see them first. 

 

He did say he would e-mail all the information to us but this has not arrived and I have just e-mailed them to ask for it.

I've bought on Phase 2 and here's a company who I’ve advertised with who will only take commission when they get a booking for you.  They take 20% (not 40% like Roda).  I DO NOT OWN OR HAVE ANY FINANCIAL AGREEMENTS WITH THIS COMPANY AT ALL.

I have just completed an apartment - subject to the snags being done. Unfortunately, a number of these snags were meant to be fixed already. I note from all your contributions that many of you have gone out some months after completion and still found the snags not done.

I asked Calidonas rental department to send me details of their package. I also thought that this might mean that their snag deperment would get my snags done quicker - I am not sure yet if this will be the case.

I find it strange that I have to take the initiative and chase their rental deparment. I would have thought that as each apartment completed, they would be actively looking for the client to do their renting through them. It seems we will end up with a hotch potch of different rental companies having offerings for RODA. If RODA had gone strong on this and marketed themselves well they could have a strong position. I find the standard furniture pack expensive and having some strange elements:

- a pale fabric sofa is not going to stand the rigours of short term lets. Why not have a brown leather sofa. The leather need not be high grade and it would be far more durable.

hasd anybody gone with Calidona? Has anybody actually got any bookings yet through Calidona or is it too early?

Funny enough everybody talking about rentals here seem to forget that there are many Spanish clients for good property rentals. Not only short term but also longer term. The only people active on all sides of the market seem to be www.golfcoastspain.com. Maybe worth to have a look as they only take 20% and seem very active on next door Señorio de Roda as well.

I do not believe that anyone on the forum, who is renting, has said they are not going to hit the Spanish market. I and many others have their own web site and I do believe that is world wide. Caladonia are advertising in Spain and the rest of Europe, and although they seem to be a slow starter, given their connections with the PGA, I think they will (in time) be a winner. I know their conditions are a bit stiff, but considering anyone who rents at Roda Golf, is coming to a building site, Caladonia will be taking all the flak.

I am new on the forum. Has any of you rent your home trough Calidona?

I don`t know at this moment if i will do it with them. I`m looking also other companies.

If anyone can answer the following questions, i will be very grateful

When do you recive the money from the renting? Do you get any kind of invoice?

Hi all

Has anyone with a barranda townhouse in Phase I got a more accurate plan with some dimensions as we are trying to sort furniture / curtains which take several weeks to order and finding if difficult with the plans we have, guessing sizes. It would seem to small to have two 2 seater sofa's and can you get anything in the bedroom other than the beds!!  has anyone furnished a barranda if so how did you get on.

Hi I got all my light fittings from a little shop in los alcazares, cannot remember the name but when you come from roda take a left from the roundabout and its just up the road on the right. The prices were really good and quick at fiiting them.I am going out on thursday so will get the name for you.My furniture I got from torrevija from 2 shops MQM AND HNOS GARCIA, in total I only spent ,for everything down to knives , forks etc 8000 euros.The lights ( good quality ) came to about 300 euros including fitting.

On furniture have used DFS contact details at 968 33 41 94 in San Javier. Great selection and if you dont speak spanish the owners and staff are all English.

They deliver on time and prices are very good.

Worth a look.

has anyone used roda's furniture package?

if so, how long does it take to be delivered?

ie; how far in advace of completion do you need to order it for it to be installed when you complete?

Does it really contain everything?

has anyone seen the new range of furniture for phase 2?
