We visited the Taray office today, and received the following information. Licence of first occupancy = Taray have been promised by their lawyers, that this will be issued by end of February 07.    For those wishing to sign up and move in before that date, builders electricity and water will be provided free of charge untill then.   They assured us, that they have a comprehensive insurance policy for the site, and should the worst happen, and a surge occurs that ruins appliances, everything will be replaced new for old....also, there will be a 24 hour phone contact number, should electricity or water fail to be delivered for whatever reason, and it will be rectified immediately.   Apparently, this hold up with the LFO, is because it is a brand new complex, and the next phases should get their LFOs when the deeds are signed for.    Whether or not you sign now and move in ( someone already has in one of the bungalows ) is purely your choice......or you can wait untill end of Feb to see if the LFOs are available.    We gave them the stories of other complexes which are still on builders utilities years after so called completion, and we were assured, quite strongly I might add, that this will definately not be the case here.    Therefore, the choice of whether to sign or wait, is entirely your personal decision.    They told us, that there will be enough legal paperwork available, for people to obtain insurances - house and contents, and also to apply for a telephone connection.  I reiterate, this information is as told to us this afternoon by a senior Taray representative.....the decisions are yours.

If anyone even considers moving in without this absolutely vital piece of documentation they must have more money than sense.

We have known of Taray for some time and had previously considered them to be one of the most reliable companies here.  Sadly, dealing with them has shown them really to be just as useless as every other company here.

Do not believe for one minute that the end of February will be the last of it.  This saga is set to run and run.

With regard to a 24 hour number, you might well be able to call it 24/7, but I have no doubt it will only be answered for about 4 hours a day, if that.

Another reason we have a big downer on Taray is that they have suddenly produced 4 'cancellations' out of nowhere.  It seems highly likely that they in fact led us to believe that these were sold, sat on them for a while and then re-released them on the market as 'cancellations'.  This is a known tactic here in Spain and has been covered by an article elsewhere on this very site. 

I do not believe for one minute that even 1 person, let alone 4 people, was able to take the big hit that such a cancellation would involve.  Cancellations at the deposit stage are fairly common, but after that, quite rare. If anyone has actually cancelled and obtained a full refund please let me know how you did it because I would wish to do the same now if at all possible.

Just a query ? When Taray's senior representative advised you that the LFO would be in place by the end of Feb was he definitely talking about the "official" licence and not one issued under the "silence of administration" It would be fantastic if the site was up to the grade of being passed by the Town Hall. If however it is being passed under the silence administration then I'm not sure ( but am looking into) how this affects us trying to raise a Spanish mortgage as we personally have been told that our lender will not advance funds without the "official " paperwork being in place. I know that some of the local lenders are a bit more flexible because they have dealt with Taray before and know the region, but ours will not..

The silence of administration appears ( and I'm not sure that I've got this entirely right) to be a technique that developers use to get "permission"  passed. The developers apply, hear nothing,apply again and again have nothing passed, they apply again and after a certain amount of time if they hear nothing then ,it is an anomoly of Spanish law that ,the developer can use this as an excuse to say that because the Town Hall have not said no , then their answer must therefore be yes. Strange or what!  If anyone can enlighten me  as to how this process works,  I would really appreciate it! !

We intend to wait until all the t's are crossed and the i's dotted but as you say it will be a matter of personal choice.

Hi Ken and Elaine,  when we spoke to taray   they did mention that only people with out mortgages   and people gettign their mortgage from the same bank that they use   are actually signing now     sorry we cant offer anymore advice than that

 

  to the person that calls themself  RESIDENT   we are sorry you are so bitter against taray   We are only relaying messages as they were given to us by taray , We are not advising or telling anybody to go ahead or to  do anything they dont want to do   That is up to each individual to do what they think best for themselves .We can only try to help as best we can by  putting forward  the requests of other owners ,  who cannot be here in spain to ask for themselves   After all we are all in this together We all want the best and safest deal we can get

Quite agree volfen, but it is just so disappointing for us to find that, having carefully researched before we bought, Taray let us down.

It is no huge deal, but people have to make plans.  We have, based on what Taray told us.  This delay is actually causing us serious logistical problems.  Such is life.

I am sorry I do not share the rose tinted view of so many of you.  I have lived in Spain for many years and, whilst having fully integrated and learned to speak the language fluently, I am very tired of the empty promises, let downs and in some cases downright lies that many Spanish businesses seem to regard as acceptable business practice.

As I have lived in Spain for many years I am probably one step ahead of many of you.  Yes, it is wonderful to be all lovey-dovey and happy clappy with your neighbours, but do not be surprised if, once the honeymoon is over, many of your neighbours irritate you just as much as they would in England.

You will also learn that there is a very effective grapevine here and your own business will not remain your own for very long.

I do not have 'anything to hide,' I simply choose not to share my personal details.  My postings relate solely to the issues raised and nothing else.  I am trying to bring some reality to the board, not negativity.  It would appear there is a case of some people not wanting to hear the honest truth.

Im sorry you are having a rough time of things but I have to say I feel your comments in that last posting were aimed at trying to squash our spirits slightly. We have sold our house to live this dream and yes we have encountered a few set backs but we will remain positive and excited. If we cant be positive, if we cant look forward to meeting our new neighbours then whats the point. Maybe my neighbours will get on my nerves after a while but im going to go with the attitude that they are nice poeple who have something in common with us and that is they have emigrated to Spain, maybe that will just be enough for a polite hello each morning and a bit of chit chat every now and again even if it is about how glorius the weather is. Hey with my last neighbour i managed to maintain a ten minute chat about a cheese spread sandwhich, who can beat that? Its negativity in this country I so desperately want to get away from. Although we are all trying to learn a bit about each other we are not going to be jumping into each others pockets the moment we leave the airport.....its not a case of rose tinted views its a case of being positive and excited which we are all entitled to be. We will have a mortgage, my husband will have to work and I will still be bringing up 2 young kids, I dont need anyone to tell me the reality of that!

Regarding Tarray im surprised you have had a bad experience, personally I have found them professional and generously flexible as well. Lets hope your problem gets solved, a house purchase that brings up problems is very stressful and I hope you feel better soon.

with the greatest respect to you, this is an internet message board.  You must realise that we are not all the same  Clearly you and I are different and have diverse opinions on certain matters because our experiences are widely different.  You will on occasions see comments or opinions with which you both concur and strongly disagree, as I do. 

Nonetheless, although we clearly do not see eye to eye, I would not dream of criticising your stance on certain issues.  I respect your right to an opinion and the freedom to express it on here or wherever you so choose.  In turn I would ask you please to respect mine.

Now that you have said this is only your opinion thats fair enough. Everyones entitled to their opinion. I do respect your opinion and everyone elses. Maybe I took your comments the wrong way. I just felt as if we were being mocked slightly for being positive and as if we (us in England) didnt know what we were doing regarding our move to Spain and the realities of the move. If that wasnt your intentions then I apologise to you. Im sorry lets forget it.

You are very welcome Tina, We are very happy to  help everyone  seeing as we are here on the spot. We were grateful to all who put info and pics in before we came out so    we feel it is the least we can do to help out

First, what 'tactic' is this (i.e for what purpose)? And, anyway, being the seller, doesn't Taray have a perfect right to withhold properties as they see fit, for whatever purpose? And to which article are you referring?

Why do you live in Spain if you do not like the way they do business or keep empty promises. I have friends who  have lived in Njera for six years and yes, they at first found it tiresome with the "mananas", but they have come to terms with the Spanish way of life and thoroughly enjoy it, as do my friends who live in Almeria. You say you are one step ahead of us but I think alot of us know exactly what we are doing otherwise we would not be doing it.  (How many Brits, Germans, Swedes, etc., have all moved to Spain, surely we haven't all got it wrong)! I should imagine, like we have done, the majority of owners have done their homework and research before venturing out to start a fresh and exciting life in Spain. I feel your messages are very pessimistic. Do you have anything good to say about the Country seeing as you are fluent in the language and have lived there for so long. It obviously isn't all bad!!!

Hopefully, one day we can meet up and have a glass of wine or beer and enjoy the Spanish life.

PS I do not recall you saying that you have bought a property at San Cayetano. If you have and you are not as excited about it as the rest of us, then that is a shame. If, indeed, you have not bought on this complex what gives you the right to try and bring the rest of us down with your negative aspersions.

PPS. I feel that Tina's comments are also valid.

Hi Tina,

Gill here. We have signed without the licence of first occupancy. We do not have a mortgage and we are using the apartment as our holiday home. We shall probably let it to the family and close friends but that will not be until we have furnished all the bedrooms. We do not plan selling either, so thought it would be ok to sign without the licence. I expect "Resident" is thinking, silly fools, but lets live dangerously. Our Solicitor is extremely good and I am sure they will be able to assist if anything looks untoward. I thoroughly trust Taray, as does our Bank Manager (Spanish) and Solicitor. They both congratulated us and said we will have no problems with the builders as they are a well known and respected Company.

and Hi to Sheila and Alan, how nice it is to see your smiling faces. It is good that you can keep smiling with all the tasks we keep asking you to do for us. I agree with Tina, beers all round.
