Hi. Sierra Golf is a nice area to buy just make sure you know all the additional cost's on top of the house price and you have a good solicitor.

thank you for replying do you know what are the extras apart from the notery fees,we were told by massa sales man /that there is no commmunity charges .is this correct

Hi. At the moment there is no comunity charges you do have iva on top of the price for your house also there is a plus valia tax to pay and if you have a mortgage at the notery it will cost more if you can get a list of all the payments you will need to make at least then you know were you are financialy.

We are non resident and do not regret the decision we made in 2006 and when we signed last year have had four good holidays. 

so far in our house.

There are the costs to consider for connection of electric and water so in the first months with the buying and setting up it does seem a lot of expenditure.  as yet no community charge as there is no rubbish collection etc.

We would advise you get a good solicitor and we ahve a spanish mortgage with Bankinter branch in Torrevieja and the notary etc was all taken into consideration as well as taxes in the mortgage Atlas arranged this. 

Buy buy buy.

It is great to see all the developments.

Hi, I agree completely with Denis & Trisha & Jackie, get a good lawyer that does the work and actually communicates with you - mine never bothers and I'm in the process of changing to the 3rd one.  They seem to have a very different view of who's paying the bill and what we expect of customer service.  Ask around for people who have good lawyers.  They will also help with annual taxes that you have to pay. 

Plus you will have to pay the equivalent of our council tax, i think it's called 'suma', every year.  It can take a couple of years to get set up on the council's system so budget for the first payment to be one or 2 years together.  Masa have said there will be no commuity fees.  I think the idea is that we pay each time we use the golf, swimming etc.  This is better than other golf sites in the area where there are large commnity fees to use stuff whether you do or not.  It's one of the reasons I bought here and means you can control what you have to spend.

It's also a good place to be because Masa have done what the council said to get the site right and the council have granted some building licences already,so it's not one of the horror stories where there are no council services, no street lighting, no official electric and water supplies etc. The houses are great and have good gardens, with lots of outside space to enjoy, and if you like golf the course is already open for 9 holes.  There are very positive comments about the standard and future of the course on some golf web sites as well, so it's not a cinderella course compared to the 'big names'.

Just got back from SG this morning and it really is coming on!

With regard to your purchase in Spain we found that if you added 15% to your purchase price then you would not be far out when other fees were added.

We had a shock initially and think it is better to slightly over budget than find yourselves in over your heads.

The community is a very helpful one and we now also have places to meet.

We have never regretted our purchase.

We also think it is important to have a look at your house before you sign and get the faults registered because, in our experience, once you have given MASA your cash they can be difficult to pin down for repairs.

Please listen to the advice of the forum members as we all have your best interests at heart and if we can help you avoid the pitfalls we have experienced then it is all the better for the site and it's members.
