Hi

We are having ongoing problems getting our snagging sorted properly...

e.g. many items raised in our 1st Snag report in Sept. are still outstanding...Calidona tell us that snagging is complete but when we check we find that the same items are still outstanding...so we submit another snag list....they tell us it's done...and the same thing happens again...same items have cropped up again in report 2, 3 and 4.

Is anyone else on this phase having the same problem?

We are visiting Roda this week........anyone got any tips on how to get this sorted?

I am on Phase 2, so like you and many others have experienced exactly the same. Best advice is call in the office regularly when you are over, smile, be polite but keep pushing them on items you are not satisfied with. Try not to lose your cool, it will get you nowhere.

 

Do try to get as much sorted as possible before you return home, but keep paperwork in order to ensure they have note of things not done. You do have one year to find faults. Mind you it seems they have one year to correct them.

Having just returned this morning from the office I can understand your frustrations.  A couple of small things that weren't on my original snagging list but have been reported since are not going to be dealt with and I am going to get them done by someone else.  I was under the impression that the snagging was 1 year from the date of purchase but was told this morning it was from the date of the house being finished.  The snagging on construction is 3 years so Calidona are primarily dealing with damp problems only. I can't comment on Phase 3 but was told that as far as Phase 2 is concerned all snagging has been completed and that is that as far as Calidona are concerned.  The girl in the office was totally nonplussed that not everything on my snagging list had been completed. I think this may be one of those occasions that to save your sanity you might be just as well to get it done yourself.....

The information regarding the one year in not correct as the event that starts the process, and is legally the contract for reference, is the first snagging list and the law applies that the terms are that all work has to be completed up to one year after your completion on the property, not 1 year after the property has finished being built.

Think about this logically you buy a property that has been empty and completed 3 years ago and therefore, under what you have been told, there would be no rights to have the property snagged or repaired, rubbish

The problem is that the original builder may no longer be oinsite or even working with RODA so there may be a cost getting them back for repairs and I have been onsite tiady and all resources seem to be working in Phase 4 villas

Also the 3 years applies to anything that makes the property non-habitable again legally based on the contracted completion date

Please have a chat with your original, or another lawyer so that they can draft a response to RODA that actually explains the law

Hmm this is exactly what I suspected, but the girl in the office was having none of it.  She did say the original builder was no longer there and that it was not possible to get them back.  Therefore I have to get my own repairs done myself.  I got the distinct impression that Calidona have washed their hands of it.  Frankly for the small amount of work that is needed ( a couple of door locks need adjusting) I might as well get it sorted myself and save the extra grey hairs trying to get Roda to pull their finger out and get their facts right.
