Hi all.  Can anyone tell me what Urbaser SA is?  As far as I can gather it is a waste disposal company - who have just debited €196.25 euros from my bank account!!  I was expecting a debit for electric and water but not waste??  My friend Viv has been debited too.  Any info greatly appreciated.  Arlene

Urbaser is the Water company, my solicator wrote down the names of what would appear on my bank statement for the utilities.

so by the looks of things it is the connection charge.

I have just checked ny account and found that we have also paid these people the same amount, thoght I might email the bank to check  with them, we are with  CAM Bank, Will post any reply I get.

Your rubbish collection is always paid with your Water Rates , please don`t ask why but I have been living in Spain for some time and this has always been the way. Please do not ask why!!!!!!!!!!!!!!!!!!!!!!

So, is this the start of the connection charges for water and electricity. We expected around 200 euros for each connection and then possibly quarterly (vague on this) usage bills.

However we thought the rubbish collection was part of the monthly community charge and  nothing to do with the connection charges.

Hi Guys,

As the habitation license is now in place for jardin 7 on Los Naranjos, any idea how long it takes the water and the electricity company to debit the money from your account?  I know that there was a post today that the companies have been seen onsite starting the connections, but not sure when they take their first payment and connection fee?

Is the connection fee at the point of connection or is it added to your first bill?  Is it the same companies supplying as those in the jardins? 

Any-one know?

Hi Kelly

They were up at Naranjos last week working in the boxes at the back of the apartments, but they hadn't got as far as us on Jardin 7. They were round about 3 or 4.

They will take the connection fee as soon as they connect you.

As somenone on the forum has already mentioned, if you didn't give authorisation to PW to get the services connected, the builders supply will be cut off.  This had happened to a couple that were there last week on the Jardines.  They say they had given authorisation but there had been miscommunication somewhere, because they had their electric cut off.  That was on Tuesday morning, and when we saw them Saturday night, it was still off

Hi Cuz,

Are these the forms that you complete with the Polaris Wold representative at the notary and sign then they take the details of the bank account where the funds are to be taken from or is there another form or route that you have to take?

How long does it take them to do each block?  Do you know how much the connection is?

That probably is the form.  It is printed with AUTHORIZATION at the top.  We have a copy of ours because we didn't have our bank details when we went to the notary, so we scanned and emailed it when we got back home. Because of the trouble of PW cutting you off altogether if you haven't given them authorization, I have emailed the legal dept to confirm that they have the form. Haven't had anything back yet though.

As far as I can remember, 400 euros were taken at completion.  This should be more than enough for the electric and water connections and you get a refund of surplus money when it's done.

I'm sure there will be someone on here that can answer that more acurately because they will have had it done

You can either give PW authority to set up your utilities or do it yourself, I went down the PW route supplying then with my bank details as it seemed like the easier option.

When the companies take over the connection from PW you will be charged via your bank as a debit.  The connections are already there when you complete, you need to ensure that PW know that you would like the services turned on (builders supply).

Hi,

We signed that many forms at the notary, I lost count, by the end and we left with writers cramp.

I was under the impression that the 400 euros we paid to PW added to the fees were for the builders supply connection, as PW had e-mailed me to say that it was costly to get connected but the supply would be free?

I have now e-mailed PW to try and confirm for me, I don't want to get there on Xmas eve and find I have no heating or water.

I am confused (easy done). 

We completed by POA, but don't recall seeing any authorisation paperwork for the utilities, also no breakdown of costs from PW (no shocks there). 

That said the Water company have just tried to take the requisite 195 euro from our account.....  Should I be expecting the same from the Electric company any time soon???  Again, no authority, no direct debits signed, but they just take the money regardless !!

If you have completed by POA then they have authority to act on your behalf, so it's likely they (whoever you gave POA to) have done this for you.

The estimation of connection costs were €400 for both water and electric.

Hi All,

PW CS has just come back to me and said that my block (Los Naranjos 3) will not be connected this year and she will come back to me regarding the payment that I have already made as she believes that this was for the builders connection and the water/electricity company take their connection fee directly from the bank account of the details you gave them??

My thoughts areif I have paid 400 euro for the builders connection I want my moneys worth, so don't want officially connecting yet....

I think that everyone who completes without the COH completes the form at the notary, well according to PW anyway, but I always find it is always difficult to get the same answer twice from them...

Regarding authorisations, they don't work it like we do in England.  We went to the bank to collect our bank cards and the bank manager who spoke very little english gave us our card and opened (without prompt) our "pin notification", which he referred to as secret number (not much of a secret) and showed us how to log on-line with it.  We were mesmerised, you could even see the number without opening it by holding it up to the light, so to be honest it does not surprise me one bit that you have not authorised the payment to be deducted from your account!

Never heard of anyone paying for 'builders connection' before, doesn't sound right to me.  Are you sure you haven't arranged and paid PW for your connections?

I haven't had any of these issues particularly with the banks.  I would suggest you log on and change your pin, same as you would here if you suspected something is wrong.

From what I've been told in Spain they can just withdraw from your account. if youv'e done a direct debit which we would have done when we complete. A friend of mine has a property on La Torre and he says you get money took out of your account and your not always sure who it is. Its worth keeping a check on things. As for signing  PW authorisation forms for utilities I can't remember doing these but we completed by POA so I've no idea, but I had the 195 euro's took out for the water but not electric, phoned PW today to check this and she confirmed that if the water has been connected the electric will be connected when they do your block.

Isnt it the case that PW arrange for the connections to exchange from them to us but we then pay 400 euro's for the actual water and electric connection. Then we start paying the standing charges and usage.

I know friends of ours had to pay for the services to be swopped from the original owners of their townhouse and then for their connection before they paid for any standing charge and usage. So it would appear PW cover some of that arrangement for us.

We know the authorisation was one of the many documents we signed prior to completion and our Solicitor told us to ensure there was at least £400 euro's in our account to cover the debit whenever it came along.
