I have just received my first booking for next year, 1 week early July at £400 + a cleaning charge, very fair in my opinion and an indication that things are looking up

Hi Davy, Well done to you there are to many people  renting at silly prices it doesnt help the resort when people are renting out at £200 or less in the summer, surely  you are not even covering your bills at that price ,if people have the air con on alot  and bedroom fans on alnight. We have only just got our apt ready for rent so hoping to follow in your footsteps and not sell ourselfs short.

Bookings are coming in more consistently now for next year, stick to it people and charge appropriate prices

I agree, everybody should charge appropriate prices, whats the point if you cannot even cover the bills, its a good resort and people will pay good rates for nice properties.

You are not alone on this, we are having the same problems on HR with some owners charging mentally low prices.  I think its the current economic climate, hopefully it will improve.  Hey think yourselves lucky, at least your resort is finished

Totally agree, people are short-changing themselves by these crazy low prices. I think they forget that the wear and tear and high utility bills incurred by holiday makers could leave them seriously out of pocket.

I accept the argument that it is better to get some money rather than the property being left vacant but sensible people should calculate the whole cost of renting out and allow for this rather than just think of the income against the mortgage cost.

We only had 2 rentals last year! We had the one inclusive price. This year we split out the cleaning, heating, air con etc and have 6 bookings thus far. In the end the same figure, but the lower initial cost catches the eye it would seem.

The main problem with the rental maket is that there are Owners that have found themselves holding the baby. They never intended to 'buy' their place, they were only looking to "turn it"/sell it before completion and make a large capital gain. We all know this, but the problem this has lead to is that there are desperate Owners trying to cling onto a property and will take any cash rather than none to help them keep the initial cash they invested in the off plan buy.

This has lead to inexperienced property Owners, not marketing their places properly, which in turn means that they keep lowering the prices because they are not getting rentals!!!! Just because you aren't getting rentals, doesn't mean they're not out there, it just means that you're doing the wrong things, doing nothing or marketing your property in the wrong places or wrong way.

There are both long term and Holiday rentals out there, not an abundance or some gold seam waiting to be mined, but you do have to know how to attract them, where to attract them and how to convert them!!!

You guys are doing the right thing by sticking to your prices, something is worth what someone is prepard to pay for it and that is always down to perceived value as with every purchase we make, be it groceries, cars, houses, anything!

Must say Glen you post makes a lot of sense to me. Although I have recently purchased a property on another Polaris resort I have stayed twice at La Torre and thoroughly enjoyed both visits.

Your rationale is applicable to other resorts. This as you may be aware was one of my reasons for wanting to hear the views and comments of La Torrian's. We on other Polaris resorts have a lot in common and can learn from each others experiences and should be able to use our collectives voices in offering support and assistance to one another. Issues such as rentals, community fees and provision of services et al. are of importance to all polaris owners no matter on which site we are based.

I would like to offer my support for this fantastic resort and for the efforts of the community who have put in so much time and energy to maintain such high standards,- WELL DONE.

Ps If anyone there is in the clubhouse bar this week please say  hola grande to Lucsaro ( sorry, spelt phonetically)  and tell her I will call to see her next time I'm over.

Bookings are slow admittedly, 16 weeks so far, however many enquiries coming in.  I am experimenting, I have paid £200 for an advertising awnning 8 foot by 2 at my local car wash, I will let you know what happens!

16 weeks is good, you're on the right track with the marketing you are doing at present.

A car washing banner for £200 is not what I would suggest however, especially as I own one in the UK and franchised out mobile valeting units in numerous Counties and growing, as a business in a former life. It may well work and I really hope it will work for you, but it is not reaching your absolutely precise target market. For around £400 I could give you access to 89 million holiday makers, 100 + genuine enquiries from people looking to actually rent your property on 18 different websites, including the number 1 and number 2 in the search engines and awards for enquiries, plus 10 websites in 10 different Countries in 10 different languages, including the EyeonSpain website. 

If you spent twice as much you'd get 10+ x times the return.

Contact me and I will get the rentals for you, the guys at the Car Wash are too busy churning out volumes of cars to talk about places in the sun that they resent the customers having, I know because I have been there, bulk ordered the T shirt, paid the wage bill and dealt with the extremely affluent but not holiday booking orientated clientel.

Please contact me because I don't want you to think bad of my fellow car valeters, but they are not the media you need to be using to promote your holiday home.

So for £400 you cannot guarantee me anything at all, is that what your saying?

Do you have any evidence at all of success apart from on line statistics?

So what does my £400 really achieve?

Hi Davey

I've read your reply posts and the possible tone you have written them in and I feel I may have offended you.

I have re-read my post and it could have been read as being criticising and patronising, please accept my apology if this is how it came across, this was not the intention and I am not taking some higher ground or a know it all attitude, if you knew me you'd realise this is the case. In my effort to inform you of my past and present experiences, knowledge and business life, in an attempt to give you some confidence in where I was coming from, I can see that it may have been taken the wrong way, I'm sorry about that I will make sure I chose my words more carefully next time.

In answer to your post we cannot guarantee rentals and nobody else can, unfortunately nothing is ever guaranteed in life except the fact that at some point we will all die. We do however stand by the performance of the websites that we have negotiated volume discount deals with and the others we have within the Mass Marketing for Holiday Rentals package. As a result of this confidence we have committed to offering a double money back guarantee to all our clients. So, if you don't achieve at least the amount you have paid for the package in rental income, we will give you double your money back, so you cannot lose financially. With regards to proof of performance, we can only go by past performance and these websites statistically produced 100+ enquiries per property last year, these enquiry levels are specific to the Costa Calida/Murcia area and based on an average property with an average advert.

The initial signs for this season is that enquiries and bookings are down on last year, but this may be a case of people in the UK booking holidays later due to concerns over job security. The Euro rate hasn't helped at all where Spain is concerned either, but people in the UK should technically have more money in their pockets than last year due to low interest rates. The European Holiday makers however, especially the Scandinavians and the Germans (now the taxation laws re: second homes have apparently changed again for the Germans) are making up for the lower UK holiday maker bookings at the moment. 

This possible lack of potential holiday makers is even more reason to spend more and do more to attract and gain rentals because there is possibly less to go round and so those that have the greatest exposure for their property and the best enquiry to booking conversion rates will be the ones that do best. This is why we created the Mass Marketing Package, it gives our Owners a massive advantage over the huge amount owners that are in competition with them.

Hello Glen, I must say that I was impressed with your website and the overall concept of what you have to offer.
