Golf Gardens Miraflores Community News

This is a blog that our whole committee uses to tell their story of what's happening and what they are doing on a daily basis for the improvement of our Golf Gardens Miraflores community in Riviera Del Sol.
We want our community to be "The best place to live on the Costa del Sol" and only with a dedicated team of owners who are prepared to commit time and effort to the cause, will we achieve our goal!

Well after a hectic start to the week last week everything seemed to go quiet for the weekend, which was just as well as i had a "Big Birthday Party" 100 guests arrived and it was great to see Jeremy & Dot on home ground. We all had breakfast together the next morning at our house, which was nice.

So what's the plan of action for this week. 

I'm now on the second page of the community newsletter and hope to have that finised this week so that i can bring copies over with me on the 10th July for Intercala to send out and we can put local copies under all the doors as well for people arriving for the school holidays.

We are all waiting for the information on the roof tiles situation from the lawyer and promoter, think we are also getting a seperate quote as well just incase this starts to drag out to long and we have to act for Health & safety reasons with so many people about during the holidays.

Quotes are coming in for the automatic chemical injection equipment for the pool, this will replace the gardener throwing in a few handfuls of chlorine every so often, this happens on so many communities across spain, but will need to change, we are acting now rather than later.

Joke has a number of small maintenance issues that she is currently resolving around the community with Dave so those should be sorted out fairly quickly. As we know Marcello the head gardener is back from his holidays and the irrigation system is being worked on this week to ensure the correct balance of water throughout the community. Jeremy and Dave had identified a number of areas that were lacking water and others that were receiving to much, so these are being looked at and sorted.

By now, residents that frequently use the visitor parking areas rather than their own garage spaces will have been written to by the administrator asking them to park in their own garage space as it is causing problems for the gardeners, delivery men and owners that want to wash their cars, should this be ignored, the committee have agreed that posts will be installed to stop illegal parking and that keys will be available from numerous committee members should residents have deliveries or visitors arriving. If this does not work we may decide to rebuild the fountain and circular garden to remove the spaces all together. Lets hope it does not come to this and the regular offenders see sense and use their own spaces.

With so many owners and renters visiting in the school holidays car parking is going to be an issue this year, should you require a lock and chain to be installed across the front of your space Dave Lines has all the necessary tools and chains, you will find his contact number on the website 

We will also be installing again the commercial fly catchers that we successfully tested last summer, this year three of these will be hanging in trees on the complex for the summer, so please ask your children not to touch them, as they fill up quite quickly and each hold upto 20,000 dead flys when full, these will reduce dramatically the number of flys around the pool area, which are always an irritant to owners and guests when you are sunbathing.

Its just 10 days before i'm by the pool now and i'm really looking forward to 3 weeks of sunhine and sangria with friends and neighbours.

GGM2 Update from Administrators meeting 25/6

The meeting went well with lazara – Joke and myself have gone through the Action List and agreed on all
– on Thursday she will visit with a surveyor to look at roof and  all leaks. Also surveyor will be able to advise on garage doors as she knows all building regulations, so will look at doors( Joke says, that hers has ventilation-so it should be ok re in case of fire)
 
Post: Lazara instructed Maria to keep chasing. I just met Marcelo and Dave in gardens – Dave tells me that Jean from Fase 3( just started having the same problem as us)  has phoned in to central post office in Fuengirola, but they insist that the postman does not have to go onside the gate….letterboxes should be put outside or 1 collective box needs to be provided. Which is not a solution in our opinion as no other person should take responsibility, then the postman. Jean has a box put outside the gate and their cleaner is paid a bit of extra to distribute the letters. She also found there all letters to the 3 fases shoved in together. I just hope that Lazara (Maria) could achieve sg more reasonable.
 
Lift phones – apparently the lift co is waiting for some parts, therefore it will be 2 weeks before they can resolve the phone problem.
I have put the “in case of emergency” signs in all lifts in English and Spanish today just under the emergency telephone number.
 
Fire Alarm – New Co is :Goextin
 
Pool license signs: Lazara emailed to Jeremy, and he may get them done, as far as I know. The new sign hopefully can fit on the same legs as the pool rules are – so we don’t have so many stands and signs.
 
Gate key to Antonio – we have decided against it. Cannot really start giving out keys to people. The gate has not broke down since the changes have been made to it. But should anyone need help, could call on us here – our apt numbers will be placed in notice board very shortly.( I have just made a table with all necessary Community Information, inc president….committee members…water co… )
 
Marcelo – has been asked to deal with irrigation problems, he will keep replacing sprinklers to right position to water lawn separately from flowerbeds etc, also working on a couple of broken valves to replace (involves finding same valve and digging down deep)
He reset today the “back gardens” behind block 5 and 4 – to be on the same timings as rest of garden. Watering should come on at 10pm – for 40 minutes( if I got that right) On the terrace areas he has to do the repairs before he can switch the watering system  back – can be watered manually till than – he says.
Will deal with cutting palm tree, but irrigation is priority at the mo – we agreed with Dave on it – hopefully within the next two weeks. Do we know when John Curtis is about to come out again?
 
Grand Community – Joke had a meeting with Juan the President of the Grand Comm. She will be able to update you on the news. But it looks like that the traffic island is an utopia only.
 
Security Cameras – As Paul Hart knows ( well used to know some time ago) how the system works if someone should want to check the recordings, I shall ask him to give us a crash course ( his time permitting – sorry it is our busy season work wise) on it or try to locate the manual if there is one.
 
“Books” – Gilles ( Joke´s husband) was looking into outgoing payments
 
Satellites -  522b will have to get a warning letter as their dish is hanging out over the terraces below
 
Debtors List – Joke has displayed the updated list in all portals.

Hi Ian
This is an interesting idea to keep everyone updated and hopefully get a few more people giving their comments.
Today I have been finishing off the first draft of the new Presidents letter I just need to edit it down a bit. I should hear from Lazara tomorrow on when the AGM minutes will be sent out and can then see if it goes out with them or is part of the next newsletter.
I have updated the action list for all the committee members and my next task is to draw up a routine for the gardners to follow. I had a chat with Dave last Friday everything seems to be coming together okay so well done everyone (sorry about the cold Dave I hope your back on top form soon I am sure it wasn't me you caught it from)
More updates from me in the next couple of days.

Quiet Day in the UK today, started work on the summer newsletter for the community, and trying to get to the bottom of a legal case we  won against an owner, but the amount awardede doesnt appear to match the sum the community was seeking.......we had to sack the old lawyer as they werent doing anything, this appears to be another example of their inept service. Hopefully the new layer will be more successful.

Awaiting the email minutes of the AGM to put them on the website, JW chasing the administrator. Administrator wants them signed off asap so that they can be sent out to owners along with letter from the new president.

Not sure whats happening in Spain at the moment with our gardens and maintenance items, JW (our president) will submit some information onto this blog hopefully in the next couple of days about the latest developments.

The week after the AGM- 16 June 08

Well what a busy few days we have all had, The AGM was attended by about 20 owners and for a change the AGM was all about good news for the community.

Debtors were down, gardens looked great, buildings were painted, maintenance was all in hand, legals were all being progressed, budgets were agreed with no fuss and a new President and committee were elected.

Derek may our retiring President got a round of applause and thanked by everyone in the room for his hard work over the past 3 years and he was leaving Jeremy Watkinson with a community in the best shape it had been in since the development started. 

The committee of Dave Lines, Joke Beemster, Ivett Hart, Brian King and Ian Cook all have specific tasks to do to assist the President over the forth coming year .......i do the communicating bit if you hadnt gathered!

Lazara will be distributing the AGM minutes to everyone soon and also jeremy will be sending out a letter to introduce himself and to share his 3 year plan for the community...believe me its going to make GGM a great place to live for both residents and guests, especially if we can offer an all year swimming facility.

Jeremy has already circulated to his team a spreadsheet of immediate things we need to take action on after the AGM and i know that people are already progressing these.

We had some good news from the Grande community the day after the AGM and hopefully Jeremy or Joke will communicate that later this week for you

The community Lawyer also confirmed on Friday that another one of our serious debtors had cleared their outstanding community fees including all the interest and legal charges so that means we now have roughly only 12K outstanding which from m55K this time last year is a fantastic result fo a years hard work and persistance not only by the committee that have been chasing it up every week, the name and shame sheets in the stairwells and the sheer effort of Alison at the Intercala office who never gave up.

Dissapointingly we were also informed that the old lawyer employed by Salcosa to chase the benalflat monies had successfully got money through the courts, but we have been chasing this for 2 years to have it paid into our community account. Our new layer threatened legal action against the other lawyer and we now have confirmation that this money should hit our account this week.......now for the bad news which we are all confused about its only 580 euros yes thats correct 580 euros - where this figure has come from we dont know as its only about one quarters fees and they were at least 2 years behind when we agreed to go legal, so until we get to the bottom of this it looks like a monumental cock-up!

Anyway end of part one of the GGM blog, i'm off to start thinking about the next Community Newsletter.

Things that are happening on our community today!

Hola

Well this is a first for Golf Gardens Miraflores and also for me, as this is my first Blog ever, lets hope its not the last!

Not sure how this is going to work, and hopefully someone will tell me, but everyday there seems to be something happening regarding our community either from me, the presidente or someone else on the committee, that information is being communicated between the team and it would be good for everyone on the community to be able to know what's happening as well.

I'm not sure if we will be able to all use the Blog facility or be able to add our own comments to it, so that other owners will be able to read and comment on all the current issues we have on the complex rather than having to wait for a Summer or Winter Newsletter or community website updates.

Hopefully this will work and we can get plenty of people reading this.
