 Hi

made my mind up about buying a property in the Los Alcazares area and as a golf lover I am considering Roda as a location for a 3 bed resale purchase.

Our plans are to buy this winter and to use as a holiday home for us for the next 3 years until my eldest starts university in the UK, we then plan to live in Spain and bring my youngest son who will be 12 then.

I have seen the resort and it looks great, and I am over next week for 7 days to view properties including yours. May I ask what it is like living on Roda Golf?

Is there a community spirit?

Do many people actually live there or is it mainly holiday homes and lets?

Are there many children on site ( my boy currently 9 will be 12 when we plan to move over)

Is there much golf played and how much is membership?

What is the spa etc. like for the ladies?

As a couple we are very sociable, me around my golf and the 19th usually and my Mrs with the girls doing coffee, spa, walks, lunch, shopping etc. Therefore the community spirit to us is essential, it is also important that my boy will have other children around him to play with and learn from.

We live on Roda golf & absolutely love it, we've been here 16 months, but have lived in Spain for 6 years in total. In my opinion the positives for Roda Golf are:

Top quality golf course with 30% discount for owners. Our views across the course are stunning.

Great location- close to Mar Menor and good choice of shops, restaurants & bars within easy reach. Very close to San Javier airport.

Good quality build (compared to others in Spain)

Impressive clubhouse & beach resort

Very secure resort & 99% of the time quiet & peaceful.

 

The main disadvantage is the UNFINISHED resort & no hotel or commercial centre on site as planned.

Would highly recommend Roda over any other golf resort I have visited in Spain (& there has been a lot!!), all others of quality tend to be isolated locations which require a fair amount of driving to get anything off site, very nice for a holiday, but not practical to live permanently. Good luck with the house hunting.

We live in Spain - have done for the last 4 years - and own a house in a small Spanish village. We also own an apartment on Roda that we rent out and use for holidays.

Like everyone else, we love Spain in general and Roda in particular, but as Mike has said as yet the resort is to be finished. I also think that the vast majority of permanent residents are older people and I don't think there are many children resident on the resort (i could be wrong though). It is a longish walk into the main area of Los Alcazares where the schoold are and most of the local Spanish children live.

We were in Roda a couple of weeks ago renting an apartment and we loved it. My husband likes to play golf and said the course is excellent. I know there are more Golf Courses in this area but we feel Roda is definitely the best. We had a lovely time there and are considering purchasing an apartment. Can anybody tell us what the prices are like or how to contact the promoter /sales office?

Good to hear both you and your husband enjoyed the place, the developer has put on hold any new build for the time being due to economic circumstances but I believe they still have a number of unsold apartments, townhouses onsite, look at

Prices at Roda as in the rest of Spain have inevitably dropped with a current surplus of properties, often the local banks who have taken on repossessions can sometimes be a good port of call.

However I am not sure the developer will always follow the market trend and I would suggest you talk to a number of banks plus resale agents whose prices will reflect the current downturn, though some owners still expect the prices not to have dropped.

Your other alternative is either short term or long term rental whilst you check out if you like the place and/or area, these are currently very reasonable.

Hi - I've just completed the purchase of a villa on Roda and my familly and I are delighted with it.  I think it has been tough for people who purchased early on but from a "newbies" point of view, this resort stands out as being the highest quality.

That said, as a newcomer I expect to have lots of questions (and perhaps some frustrations) along the way.  This is always the case with buying any new property.

We intend to use our new villa for both personal and rentals.  Does anyone have any advice on the best places to advertise or agencies to use.  Please no harsh remarks (I'm aware of the competitive market that we are in) just every little helps!
