More bad news

Impuesto Bienes Inmuebles Urbana

local tax levied by San Javier on all property over and above the Entidad charge, to cover some of the local services such as presumably, schools, police, medical centres, libraries, sports centres, cycle schemes etc. etc.

We have just received our notice for payment for 2010 to be paid by 30/09/10 which has been increased to Euros 411,26 for a 2 bed apartment from E365 last year paid last November.

I am still a little unsure as to how the calculation is made but the percentage is the same however the implied value of the property has increased, they are having a laugh. Thus accounting for the 13% increase. Fines will be forthcoming if we do not pay.

Not a high figure when compared to UK council tax but if you add in the La Renta central tax as well as IBI, Community and Entidad fees, you could have an awful lot of holidays for the cost of your holiday home, why buy, no wonder so many locals are keen to rent at rock bottom prices, supply and demand.

We had arranged, through our Spanish Lawyer, that this tax would be collected by direct debit. I noticed last week that this had been collected from our bank account ...quite a way in advance of the 30/9/10 payment deadline date!

I queried the significant increase with our lawyer and they in turn contacted the Town Hall. We have been advised that the increase is due to the increase in the value of the property, which they evidently assess every 3 years. I wish I could believe that the property value had indeed increased!

Received ours too - E459,46, up from E408,44 last year - ouch!

We're phase 3b & just received our 1st bill.  I hate direct debits, especially in Spain as it's not to say we'd always have enough funds to cover it as an annual charge it's inevitable that we will forget when it's due.  Contacted them and it seems no problem to pay by bank transfer, for which they happily supplied the bank details.

Hi,  all Phase 2……..JaneJohn,,,,,,,,I wonder why does it varies so much in amount on Phase 2 ours is 423.65. Do they work out sq meters?

Hi acune,

I checked into this last year and was told the amount was calculated on square metres, including the car parking and storeroom.  It doesn't make sense that there are such differences between apartments which are more or less identical in layout and size, but this is Spain after all.  Maybe we have a much larger storeroom?!

All I can Hugh-man say is lucky you - ours was E466 this year.

The IBI is not done on property value but on VALOR CATASTRAL which the Spanish seem to have a unique method of calculating. If anyone ever finds out how they do it please tell - although i think sq meters is involved. The value is reassessed EVERY year and ours has increased from at 117.5k, 120k last year and now 121k. So nothing like as much (hopefully_) as the value it could be sold for.

We have a first floor apartment with double size balcony and the biggest parking space in the garage so maybe that's why we pay more. Heaven help penthouse owners!

Just to confirm your posting re  Valor Catastral, ours was E103784 in 2008 E 105859 2009 and 106918 in 2010 so yes increasing and we have a relatively small ground floor terrace, compared to some, so overall Sq Metreage seems to be key. Did not realize carparking spaces varied much in size.

 

Just for info latest invoice also contains a Valor Suelo @ 55645  Valor Construccion 51273 so value of floor area plus site equal Catastral Valor

There also seems to be  Base Liquidable 72150 up from 55K then 64k

Just not fair Hugh-man. Your outdoor space is much bigger than ours! and you pay less !!!

But yes, we have THE BEST parking space in the car park - about 1.3 times bigger than most. Makes it much easier to actually get the car into!
