Hi All

We had usual fabulous week at Roda but noticed at the week-end a number of external users of the pool who clearly have no right to be there. These included 2 mothers and about 8 small children and four teenagers- the former had sandwiches, a can of beer and changed children at the pool ( including holding one youngster who was assisted in urinating against a bush) and the latter were teenagers who got changed back into their underwear after their swim.  I note on the thread about armbands being used on Phase 2 that it was suggested that it would not be long before they move to other phases and this is probably what has happened..

We will be addressing this with the Community President and our own President but this raises a number of issues not just about pool use but about security. A large proportion of fees go to security but there are no visible signs of it other than vehicles cruising the area.  Cars are not stopped and occupants checked yet I recall in 2007 my son being challenged when he was walking back to the apartment late at night. The people referred to above just parked alongside the townhouses and walked through townhouse gardens to get to the pool.

It is appreciated that the pools are very attractive and should be widely enjoyed and it is  maybe the case that  these people had legitimate reasons for using them. Are they relatives of owners or Calidona staff or maybe external contractors staff who have spotted an opportunity as they clearly know the layout?

However wider issues are:

1. We pay fees and expect all other users to do so.

2. If you have unauthorised access how long will it be before it moves to burglary and vandalism.

3. Are there Health and safety issues around changing and lack of toilet access.

4. Liability for accidents and potential injury and drowning.

As stated we will take this to the appropriate Presidents but we wanted to bring this to other Phase 3 owners attention.

We are supposed to be purchasing on 4b which is still a hole in the ground. This problem of outsiders coming on site and using facilities is a big issue to us.        If this is not sorted out by the' powers that be' we definitely won't be waiting and completing. 

This problem puts us off continuing with any purchase.  There are no toilet facilities for Gods sake!!   It's bad enough with all the dog excrement without human excrement being added .  What a horrible thought. 

We are lucky to have our bank guarantee in place so still have a choice - to buy or not to buy!!. 

This is looking more like 'Not to buy'!!!!

We are very encouraged by the positive response from the Community President and the Phase 3 President and Deputy. In short they have advised:

Thank you for your email which one I take note and I will comment with the Security company.

The security company have the instruction to control as much as they can the pools and the users of this ones because as you know the roads are publics and we can not avoid to enter any person but what we can avoid is to use the community facilities. To help this it is very important that at any moment any owner could see something as this they have to call immediately to the security gate and the guard will drive to the pool to ask this kind of people if they are owners of the community and in case they are not resident they will ask them to go away from the pools.

I witnessed yesterday security removing people, a family of 5, who were using a pool on phase 4 so yes this works

Now I have a property on Corvera I was using a pool there tiday that was totally empty, I wonder how long before the locals arrive there

Great to hear that other communities and security are alive to this problem and taking steps to ensure it does not get out of hand.

One big problem is the many owners who are only able to visit their apartment as a rarity and are therefore not able to distinguish the interlopers from those with a right to be there.

Perhaps not an ideal solution but that was why Phase 2 decided, like a number of other resorts locally to try out the relatively cheap idea of providing armbands for owners and their renters/guests, only time will tell if it works well.

We are all, at the end of the day reliant on owners contacting security to keep the outsiders out.
