Hi, just to let you know, we have cancelled our property on M11 & found another one closer to the Mar Menor near La Serena. We just grew tired & impatient with all the crap that was going on with MASA.

So I guess this property is back on the market.

Good luck with all at SG & hope all your moves go well.

Cheers

Craig

Hi Rob & Sue,

Pleased to hear of your move which will enable you to move in shortly. Shame to lose your original Open, but at least you will benefit by becoming resident earlier (and save rent on the Eagle you'd booked from April, just down the road from us!!).

Will be back at the end of April, so keep the beer cool (I left my fridge on when we left, so it will be cool beer when you drop in).

Regards,

John B.

Hi Rob & Sue,

Really great news that you have got your house at last, and that you will be a neighbour on m13 (what number is it). As you know we will be on sg in may so one big house warming is looming I think!!

Well done and see you soon.

Sorry to hear you cancelled on SG but good luck in everything you do.

We are so pleased to hear Sue and Rob will be settled not the original plan but at least resident in their own property.

Rob/ Sue Let us know when you sign as we are out on the 9th as you know, and cannot wait.

Definitely open some beers and wine ot celebrate and any one else around

We hope to meet up again with those lovely people we met earlier this year in January and also meet some new friends and neighbours.

See you in a few weeks and cannot wait

especially looking out at the snow that is falling here in Essex.

We are so pleased for you both.

But think you will have enough on your plate on the day.

We arrive mid afternoon and plan ot go to SG then hit the shops later it will be dependent if we get the bits and pieces we spoke about over the phone prior to our arrival.

We will speak soon

Give dogs a hug and Sue of course I bet it is a relief for you both.

HI ROGER

HERE ARE 2 PHOTOS OF UNDERNEATH AN (OPEN)  PIC (1) ITS ABOUT WHERE THE FRONT DOOR WOULD BE, SO AS YOU CAN SEE THE WATER IS NOT COMING UP FROM THE GROUND.. SO THIS MEANS THAT IT IS COMING FROM THE PORCH AREA, I THINK THAT THE WATER IS RUNNING BACKWARDS TO THE DOOR AS IT IS NOT LEVEL...

AS I SAID I AM DOING MY OWN SNAGGING..BUT WHEN OTHER'S SIGN IT MAYBE BEST TO GO WITH A SNAGGING COMPANY LIKE INSPECTOR HOMES

Food for thought Rob, I think the best way out of that one is to put a roof on over the porch what do you recommend!

Thi is a very coomon problem in the Opens and, even though we have only checked 3, the damp problem around the front door has been found in every one of the properties

You really need a damp meter as what they will try to do is repair the wall and cover up the problem but chances are the damp will still be in the wall

It also helps if you seal around all doors and windows yourself using a flexible filler as they don´t use this in Spain and this will help with this problem

We have noticed lots of cracking on the external walls around gardens which results from there being no expansion joints in the walls so they are all cracking at the same point and this would be easy for the builders to fix but all they will do is repair the damage

I have a complete set of photographs now for common defects if anybody PM me

Hi Roy

You say the cracks would be easy for the builder to fix. Is this at the design/construction phase, or are there remedial measures that can be undertaken post build that would provide a permanent solution? If the latter should the builder be required to make good a design fault, as part of the snagging process?

Similarly with the penetrating damp is silicone the answer or is there a more fundamental issue that needs addressing?

Thanks

Stableford

hi

Rob sent us photos of our Eagle on m16

When we did the snagging in January,  we noticed that there were damp marks which had dried and paint was flaky, along the wall in the main bedroom. we asked for touch up of all the marks and scuffs and it was done, at our insistence on the day we moved in!!

Where Rob and Sue have been airing the place regularly and it looks like it is still drying out.

And the patches are all along the wall in differing degrees.

I had e mailed Masa as we have difficulty in telephoning at times they are in the office and getting to someone who understands us.

Hearing nothing We have e mailed again attaching the pics with the request they sort it, not by just painting over,  but it needs rubbing down back to the wall and then repainted. As we know over in UK when a newly plastered  wall you either wait a while or use the special paint with somethign added for newly plasetered walls.

We await there reply

We are out in April and will be seeking legal advice from our solicitor, if they do not answer or come up with any  solution.

Our problem does not look as bad as the pics below but if they are shortcutting in the devlopment this needs sorting as we are all going to have the same problem with damp and patches and crumbling plaster, where it is drying out or the like.

See ya soon Denis and Trisha
