Hi there everyone who has purchased at SMV. I've just found this message board on Google - and read the exchanges!

We completed in August on our Block 9 apartment and have stayed a couple of times.

We were also annoyed about the builders finishes and lack of ability to clean. However, we got on with it ourselves have had the floors polished, are fully furnished and TV/Sat all up and running. Some snags to sort out but we are still pushing SIFASA. Has anyone else had their Community charge yet - I have - I hope I have not overpaid as there was no discussion before they took it out of my account!

Although its very quiet at the moment, we are hoping to see more people using the development next year?

We will alos be looking to rent out the apartment between our stays so any assistance would be greatly appreciated.

The more proactive you are about the rentals the more you will have success. Get your own website up and running with photos etc. Need to get it exposed internationally as well as in the UK. So many UK owners now that more likely success will be with other nationalities. If you have access to big companies or big organisations get it posted on their intranet. I have friends who own here both work in big organisations and although I am sure 2005 was a freak year they had nearly 52 weeks occupancy having built up through 03 and 04. They are both Irish and never miss a trick to speak about their home in the sun and they target everyone they talk to - it is advertised on notice boards at Golf Clubs, Social Clubs etc.

I was there again on Sunday visiting friends who own up there. Another beautiful sunset. Despite all the aggro that seems to have gone on with Sta Maria and licences etc I think its a lovely urbanisation. Seems to look better every time I go up there. I am sure my friend wont mind me saying but I seem to recall him saying he had been hit with community fees as well (no warning) in the sum of 1800€. Didnt think to mention it to my mate but on the three last occasions I have been up, there does not appear to have been a security guard in the box and the barrier permanently up. Dont know if someone should look into it

Hi Folks. I'm the friend smiley refers to.

SIFASA tell me that security is now manned 2pm to 8 am each weekday and 24 hours Saturday/Sunday. As for the community I've been given the name of the community administrator's secretary but i haven't yet had time back here ('aint that always the case) to call her. I'm not upset about the amount of the charge but it would have been polite to communicate somehow! Developers tell me that completions are trickling in (1 or 2 per week) and that there are about 30 unsold. i also understand that they have had a meeting with the Town Hall to see if they can do anything about the licence situation. We are owners who  decided to go ahead regardless of the licence. My view is that the risks are low and we have a bank who have a vested interest in seeing that the right thing happens. Can you imagine the effect on the Local (let alone Spanish) economy if the authorities tried to make a significant issue. Our lawyer naturally could not (and would not) give any guarantees but said that she viewed the risk as minimal. We hadn't the patience to wait longer and we have already enjoyed four visits and will be there over xmas and new year! I do hope to meet some other owners in due course. We`are delighted with our purchase and would encourage those who bought to enjoy rather than speculate to get completed!

I havent completed yet and took the opportunity yesterday to go and have a look around the development, whilst I was down in the area for the weekend.  I was surprised at how lovely the gardens and pool area are, i was expecting them to have been abandoned but thinking about it I guess SIFASA want them at their best so they can sell the rest of the properties.

There were quite a few cars parked within the development but at street level, wich i was surprised at, but then i realised the lifts havent been turned on yet [certainly not in block 2 anyway].

I walked straight into the complex and wandered around for 30 minutes taking photos - didnt see any sign of security??

Hi We have bought in Block 5 and will be out for a week from 10 Dec, just to get a fix of sun before Xmas and to make the most of those oh so cheap flights. We think SMV is a lovely development.  I suppose the licence issue is an excuse not to complete if you were led into buying in order to make a quick buck and sell on before completion, cos we all know now thats not going to happen. At least our development is completed and looks finished, we know of people who paid deposits in 2003 for off-plan property in Spain and still have a hole in the ground to look at!

Hi all and a very Happy Christmas.

I visited for a couple of days this week. Security seems better with barriers down and builders seem to be having a push to snag the site. My interior walls even got done!

Unfortunately I have a noisy neighbour who likes loud music at 2am (he must think theres no one else in the block). Choice of music is OK but wrong time of the day!

If anyone has similar problems, do report it to administration company.

Apparently someone had a Plasma stolen recently, so be on your gaurd - this is a time of year when its more likely to occur. Change your locks if you have'nt already done so and get bars/shutters fitted.

Hi, to all.

 

The snagging has not been completed, and will go on until the middle of next month, due to new cables being put into each block,  as i found we had no Internet for one whole month,in November we run our busines form our apartment, so i was in urgent need to get, this farce sorted.

As usual i contacted Telefonica to arrange my Lanadline phone and Internet two weeks before i moved into my lovely apartment.

 To find we where about to get the month from hell.

 I had telephoned Telefonica everyday and Catronic the internet company, THIS IS THE INTERNET COMPANY THAT TELEFONICA HAVE THE CONTRACT WITH.

Telefonica, where very helpful and apologised but they could not put me through to the Company who deal with the internet, we had to a TEL 902 number everyday, to deal with people, who sent technicians out 6 times that month, each time i had to wait in, sometimes they never even turned up at all, no apology, no cancellation call. 

I personally have a lot of patience, but by the third week enough was enough, We contacted Santa Maria´s Office and they where so helpful, they put me through to Antonio the builder, who came into my apartment with his electrician and organised Catronic to be here also, and he did turn up at the time Antonio told him to, we found that Telefonica had not put a box near enough to this complex, the main boxwas miles away so by the time we had got Internet it was so weak, we never received the 1,000 mega bites, i pay for, we had 600, after two hours it would go and never come on again,  for another week until the next technician finally arrived, to say it is fine and two hours later gone again.

One more week went by and by this time, Antonio,s new office had the same problem, on the first block but they where sorting the problem themselves, as he could not wait for Telefonica, they do not have plans to put in a box in this area for at least another 6 months, i would by this time have lost my businesss.

The developers are now putting in more cables to help this situation and a box.

As they stated they did not want any of there clients unhappy with this but the builders could not get there internet either, he needed this also for all the work the main office had to send over, they are behind due to some owners having changed there locks and no one here has the keys, or they are not in Spain at this time.

We have been dealing with Telefonica for 5 years now, due to arranging phone lines for clients and always find a similiar problem, they never put a box close to a new developement until there is a high demand from the owners for this, Why they do not state this when you sign up, i do not know,  they are happy to take your money each month, for the internet, but will supply you with it when there is a large demand

They are now putting in Cables as Antonio stated, He  knows this is needed now, due to more people arriving on the Complex and also there situation, i have dealt with builders before on a lot of complexes here, but i have to admit, he was furious with Telefonica and Catronic, as he had a very large arguement with both Companies, while in my apartment trying to sort this mess out, within a week he had the same problem, Thankfully we now have the internet and so far had no problem.

On a happy note we have had 6 properties with snaggings completed and  three more to go, for us, these rest will  be done in the New Year.

The Complex is looking wonderful, Archi, Security are changing a few things also with the main gates and the security will no longer let anyone in unless they are an owner or Tenant, the Companies who do not work for Sifasa are checked before they come into the complex.

If anyone has any questions about the Complex please do not hesitate to ask, as i know when you are not here you would like to know what is going on.

We have a lovely  THUNDER STORM AT THIS MOMENT, WITH FOGG AND RAIN, WE HAD TO GET IT FROM ENGLAND SOMETIME.

Great to hear that you are now back on line after your hassles with telefonica!

Look forward to catching up with you over the xmas period at SMV.

Sounds like there will be quite a few people around the place over New Year. Look forward to seeing a bit of life in the place (although i know you enjoy the peace and quite at the moment!)
