Was just wondering how peoples snagging trips were going?Are you finding there is a lot to do ?Is anyone using one of these firms that offer to do it for you?

We are due to conplete in March although we havent been given a snagging date yet.

Hi Janey,

 

We are going out this weekend to do our snagging.  We are going to do it ourselves because my husband is in construction.  Why don't you read some of the info on this website, it is quite informative.

We have our completion date for March so are keeping our fingers crossed.

I'll let you know how the snagging goes and if there is anything wrong!!!

Hi

Hope I am not being too nosey, but were abouts is your property and when were you given a completion date?

We received an email in December saying everyone would complete in February. Since then I have had no contact with Peraleja, in fact not even an answer to my last three emails. Today I tried calling and every line I rang sais there was a fault on the line!

We have a Romera in Block 14, has anyone else been given a completion date in this block?

Hi Stewart,

 

Our Romera is in block 24, further up the hill from you.  We were goven completion dates about two weeks ago.  Actually we asked for the dates because it was the only times available for us due to work commitments. We are going out for snagging tomorrow so will see what is going on!

I would just keep e-mailing and ringing till you get a reply, I know that Rosa in customer care is very busy but you just have to keep pestering to get an answer.

I will let you know how things are when we get back, let me know if there is anything we can do.

Our Romera is also in block 24. We did our snagging earlier this week and are due to complete next Thursday. We have found it much easier to contact Rosa by telephone and have only used e-mail to confirm conversations.

Just instructed a snagging co. ( found them on this site)  Seem to be quite thorough in what they look for. They came up with a few things to look out for that I would never have thought of if I'd have tried to do it myself.  I'd never have thought to measure the plot size to ensure we have all the land we're meant to. Seems obvious now!

The Jobs not done yet and the guy recommends I go out for the first visit as they are in his words "over fussy" and there are things we might choose to let go. For the price quoted its a no brainer compared to a couple of flights plus accommodation.

It does all seem to have gone quiet at Pereleja. We've not heard anything either since the Jan email saying completion will be this month and I'm still waiting on an email from last week to be answered with regards to a snagging date. still whilst the Euro/pound is as it is, my feeling is "take your time"!

Hi Mark

The snagging idea sounds like a good plan. Which company did you use, was it inspectahomespsain.com?

How long before compeletition can you get in the property to do the snagging?

We were hoping to fly in on Monday March 30th, do the snagging and complete on the 31st? I'm guessing from reading some of the posts that's just foolish.

Can anybody suggest the best way to plan the snagging and completion in terms of realistic timeframes.

It is Inspectahome spain I've been talking to. Despite being told to expect to complete this month, I'm still waiting for a response to an email to start snagging.

I've no idea how long the snagging will take. I suppose it depends on what's found and how long it takes to put right but I'm thinking more in terms of weeks than days.

Hi Everyone,

 

We have just returned from Peraleja where we did our snagging on Sunday.  There were only a few superficial problems like paint on the tiles outside.  We were thrilled at the finish etc on the villas, infact it could have been lived in there and then!  We are hoping to have completion 31st. March - it's a shame that we have to wait that long but it is purely due to work commitments.  The only problem there seems to be with completion at the moment is that the habitation certificates have not been issued by Murcia Town Hall and our solicitor has advised that we should not sign until this is in place.

We did'nt get anyone to do the snagging because my husband is a surveyor in construction but what I can suggest is that there is an e-book for sale on this website, all about snagging and it is very informative. It is in plain and simple English and is about 25euros.

The club house is up and running with delicious food and wonderful atmosphere.  Noel & Christine when you get home it would be nice to hear from you - let us know how your snagging went.

I am really pleased to read the comments of the snagging and I have to endorse the statement regarding The Certificate of Habitation that you should not complete without one and some banks will not mortgage properties until it has been issued

I understand that the utilities will not be connected at the time of the inspection so you will need a good flashlight to check bathrooms etc 

Simply mistakes are that people get excited about the property and don´t look properly, take your time and make sure that you have the original specification with you to check things like plot sizes and extras, as there are always lots of confusion with lights and white goods

We have a DIY guide sample reports which act as good checklists, a Q&A document which explains the Spanish process, all of which you don´thave to pay for and I will send them free, just mail me at pjguide@innspectahomespain.com and once we have carried out the first inspection onsite we will send sample reports to anyone that wants them

Most of the value we find for people is in the 2nd and subsiquent inspections where we check that the work is done and more importantly that no other defects have been created plus we carry out a utilities check on gas water and all the electrical fittings one they are connected plus we can get to understand the builders processes

Also if you don´t want to travel a lot of the work we do is acting as the owners proxy howevevr we always prefer the buyer at the inspection, saves sending lots of photographs

I have eaten in the restaurant and it is good plus the course looks very good so they seem, unlike some neighbouring developments to be doing things the right way

Hi Inspectahome,

 

The utilities were connected at our snagging visit.  We tested all of the sockets, fridge freezer etc and the water was also on so all in all it was a very successful visit.

Great new thank you as we and some buyers have already checked and been told that water was OK but no electricity

You must have been on builders supply so can you please tell me if the mains fuse, left on the box and the demarkation for Iberdrola was fitted

Also were yiu able to measure the incoming voltage as sometimes this fluctuates on builders supply

Hi everybody,

just a quick note to say we went out this week (back Thursday 14th) and were overall very pleased with progress. We found nothing of any great worry in the snagging and the finish was generally good.

The clubhouse is very good. We had lunch and the food was excellent (if a little expensive for the a la carte menu). I think this will be a great asset.

Jill and Dave, it was very nice to meet you. We are hoping to complete by the end of Feb and ideally stay there over Easter so we may see you for a drink if you move in in March.

One last word: Peraleja put us in touch with a company in San Javier called Grupo Bastida which is basically a furniture store with a design service attached. However, we found them very good indeed. In case you do not have the details they are:

www.bastida.com. The designer is a lady called Carmen Cavadas who is absolutely excellent. She can be contacted on bastidamuebles@infonegocio.com. She has a remarkable knowledge of product availability and seems to be able to gauge budgets accurately. The only downside I guess is that we could all end up living in identical houses! We understand that Bastida will offer a turnkey solution by sourcing and installing everything and they have negotiated with Peraleja a 10% discount. If anybody is getting more perhaps they would let us know! ...Only joking!

Just a quick observation today as we were onsite, meeting a client and having an excellent lunch in the restaurant

I understand that the initial electricity will be from builders supply, this coming from generators. and today I noticed the voltage was fluctuating dramatically as seen from the dimming of the lights

We will be measuring the power on inspections but if you have completed you should consider buying the mains extension leads that incorporate a mains protection circuit which should be used for items such as TV, DVD and computers

These are not expensive and can be bought form the local DIY outlets such as BricoHouse. Leroy Merlin and Carrefor

Hi everyone

I've discovered this site a bit late as we're about to complete.

Just done our snagging and no real problems. We too got a snagging company in - Used Imagine Murcia who arranged it all for us. good value I thought At 200 euro's all in.

According to our solicitor there seems to be a bit of a hold up due to a back-log of habitation certificates. Anyone know about this?

Our snagging was done at the start of the month, again with no real problems. We decided to wait on the certificate being issued and postponed our completion date of 14th February. Spoke to Peraleja today and was told it was unlikey to happen this week.

Has anyone heard that their License has been issued?

Our Lawyer is also telling us there is a delay on the habitation certificates.  It doesn't look like any have been issued.  We are due for signing on 31st. March so we are hoping that the certificate is through by then.  He is adamant that we shouldn't sign without it and he is apparently checking on them every few days.  As soon as we hear something we will post it on the forum.  If anyone out there hears please let us know because we have to book flights.

I can confirm that the Certificate has been applied for, I have seen the paperwork, but not issued and there are no guarntees on timing

We are being told that the properties will be supplied with builders supply water & electricity

There are issues if there is no Certificate of Habitation, apart form the connection of utilities plus some banks will not give a mortgage without the document
