Hi I'm thinking of buying a property at La Tercia but I'm not getting very good vibes please could someone update me on the current state of the facility .

I've had a couple of cheap repossessions sent through to me and I've always wanted a second family home and La Tricia looked nice but seams to be getting bad feedback 

I see, we have a place on Corvera, which may be another for you to look at?

i would suggest you make plans to have a trip out and get a feel for places, speak to people on the complexes and try draw your own conclusions. I'm sure you will get opinions from owners singing the various praises of their development but only you can decide where you want to spend your hard-earned.

Ours was a repossession which we bought about two years ago and we are more than happy with it.

 Thanks for getting back to me, as it's our first time buying anything abroad would you have any tips what to & not to do also what sort of extra costs are involved we would be looking around €40,000 I don't want to mortgage the property as I've heard it's a lot of hassle did you buy directly and how long before the property b came yours just some general idea would be great

ive been reading all the posts going back 3 years and it just wasn't convincing the feedback all about the course has closed along with the clubhouse also no shops or anything all I want is some positive feedback as I'm thinking about coming out to look for my self

Unfortunately it's true 

Don't do it and currently for €40k you will be lucky to buy a caravan, properties are cheap only for ONE REASON

Remember to ask about the rates for the real ongoing costs, comunity fees

Property prices in certain areas are increasing and even for a basic apartmemnt around the Orihuel Costa, where there is life and operation golf courses the prices start at €70

You will need to add 13% -14% to the price for buying fees, 10% property transfer and thge rest for the notaly and legal fees

Typical completion time in Spain for a resale 6 - 8 weeks, can be done sooner

If you are taking 14% of of 40k then you are spending €34k, trying searching for any property, anywhere in Spain for this proce, sorry forget it, your budget is way to low

If you take a mortgage there are some very low rates but add another 4% to the buying costs, then add fees for life insurance
