Hello everyone at Condado. I hope that you have all been enjoying the summer in your apartments. I am hoping to complete on an a bamk reposession property by the end of septmeber and hoped for some help with the following things

 

How do you get your services connected?

Any recommendations for air con systems and installers?

Good experiences with furniture packs?

What insurances do people have on their properties? We will be trying to let ours as well as stay in it ourselves and after readind on a thread about the poor people in N5 who got flooded because someone left the solarium roof tap on I think insurance may be required.

Any hidden expenses or topics that took you by suprise when you bought your apartments that you think I should know about.

Obviously excited about getting out there and meeting some of you perhaps.

Hello, welcome to Condado - I am sure you will enjoy owning a place on the resort.

We bought last year and the services were organised by the lawyer dealing with the sale, we used PALS in Mazarron port and they were recommended by Andy at Condado Invest. If you are using either of these they can help. Water will be with Socamex and electric will be with Iberdrola. A company called A2Z can provide internet to your apartment for free http://www.a2ztelecomunicaciones.es/

We bought our air con through Euronics at Camposol. Everything is fine but we have had to call them out a couple of times for small issues which they have resolved promptly as part of the service. Check for offers when you buy, we ended up buying 3 x 12000 btu units as it worked out cheaper than the 1 x 12000 btu and 2 x 7000 btu that is usually offered as a pack in the 2 bedroom apartments.

We did not buy a furniture pack and we are happy that we did not. We bought our white goods from Paco Molina who are at Al Kasar, fridge freezer, washing machine, dishwasher and microwave was 999euro I think. Otherwise Euronics in Camposol can help with all your white goods.

We bought all our kitchenware from Ikea at Murcia, its worth a day out there to get it all. You can buy the Malm drawers for inside your fitted wardrobes which is a really cheap way of gaining drawer space. We bought our beds and other bits from Furniture Plus up by the port, opposite Lidl and if you are there you can get bedding, curtains, etc, from Yorkshire Linen which is next door. Having at least one storage bed might be worth considering, its really handy to keep stuff hidden away when it is not used much.

We didnt use a mortgage and our buildings insurance is included in the community fees, i.e. we dont pay extra for it, but I believe if a mortgage is involved you may need your own. Mileniun can provide insurance I think, under 70euros per year for contents I think it was.

No hidden expenses that I recall although do make sure you have more than enough money in your bank account to pay for all the setup costs and community fee's. We were a little short and had the water cut off without notice and had to pay an extra reconnection fee of 50 euros. Not a lot but annoying nonetheless.

I see that you intend to rent out. You will need a secure place that is lockable for your own clothes etc. We had a central wall installed in one of the wardrobes with a lock that prevents the sliding door to be opened. Kev who used to live on Condado did a great job for us. Kev is still actively involved with the golf on Condado so maybe someone can give you his contact details

I think the average rental period is around 10 weeks @ the moment though some do rent out for longer. You might need to look @ increasing your insurance to cover breakages unless you include a breakages deposit for each of your clients. My suggestion is to get the deposit by cheque. Or if you have a PayPal account which is better, get card details prior to the arrival date. Advise your clients that if paying by cheque, you will return or destroy 5/7 days after departure or will refund any remaining money after breakages have been paid for. This will give your property management team ample time to find any problems.  The same can apply if paying via PayPal.

There are companies that will advertise your apartment for you but look to see how many apartments on Condado are already on their web site. If there are a lot I would not go there. Most companies want payment in advance with no guarantee of getting you any rentals. Try & find a company who`s charges come out of the clients payment rather than from you.

Buy mugs, plates, glasses etc. in bulk if you can as these are the things that will get broken the most. I suggest buying from Ikea & find a range that they continually have in stock.  We bought the mugs etc. in black and have been in stock for a very long time.  Alternatively buy melamine as they do not break

We opted for additional cover (contents and acidental damage) provided by Millenium.  Glad we did.  2 weeks later we had a leak from the 2 bed upstairs and it was left for 3 weeks while we were not there.  The doors and skirting are ruined and there is lots of mould as it was hot with the Ac off.  repair all sorted via Millenium thank goodness!! (N1)

Hi. We too have had a leak. This was in the bathroom & the woodwork has swollen. Wish we had spoken to Millenium too. i think that will be a priority when we are over in October
