The AGM for Terrazas is very soon now on December 7th. There are a number of current issues which make it very important that all owners make sure the attend (best!) or are represented by proxy votes.

What is happening?
- as noted on an earlier stream the changes to Security being driven by the spanish Presidents are still a cause for uncertainty as well as a potential costly legal case against us
- it is rumoured that the same spanish presidents now want to change Resortalia for another administrator - this would be very negative as all continuity and experience in the resorts affairs would be lost as well as knowledge about security and contract negotiations. This could cost a lot of money for all of us.
- as noted the the last Block Presidents meeting there is a faction around the spanish Phase 1 president who now want Phase 1 to be segregated from the rest of the resort. It is hard to envisage how this could be done, but it is evidence again of some really dangerous highly risky thinking.

So - what can you do?
- make sure you give a proxy vote to someone attending if you cannot attend
- if your block does not have a Block President ( i.e. it is still CISA or Hacienda Verde or Polaris World) please put yourself forward (mail to Resortalia) as some of the most crucial votes are only for BPs

Ok people help me out ,I do not know who my president is I have never voted and can't be there December .who can vote on my behalf and what do I need to do ,I'm block 289 thanks .

You can give your property vote to any other block president, like carol and Roy about above your post for example.

You can see who your President is on list which you can get to from the link at the bottom of my post.

For Block 289 you could also give your proxy to Henry Reed who is your Phase President.

You can give your proxy vote to anyone (that you trust) who is going to be at the A.G.M. Their name needs to be on the form and a copy needs to go to Resortalia. You just let them know how you would vote if you were there.

Hi to all,

I have some questions about the Annual General Meeting 2013.Is there a listing of the topics that are discussed or how do I know which issues to be discussed at the meeting..

If there is a list of topics - where I can get them and how can i give my yes or no vote for the for the individual points?

The Agenda for the AGM will be sent to all owners by Resortalia in the very near future. If Resortalia do not have your updated e-mail address, send it to them at tlt@resortalia.com. You should also receive their weekly newsletter about what is happening on the Resort.

You can make a proxy vote and give input to your proxy representative about your wishes.

Hi,
To get your presidents contact details you will have to contact Resortalia & leave your details with them, they will then pass them on to your president it will be up to him to contact you. You can give your proxy vote to someone you know, who is attending the AGM, fill in the proxy form on this website www.tltgr.org/12.html

It seems that the current President of Phase 1, Lourdes Garcia Box, is not content with talking about a breakout of Phase 1 but has now mailed to Block Presidents in Phase 1 seeking support (votes) to change the Administrator (Resortalia). She wrote:

"Among the matters to be discussed we will propose a change in the administration of this community , not only because Resortalia attends adequately the needs of the residents but also because it is not acting diligently to resolve , once and for all , the unfinished state of our urbanization.

We believe that the neighbors have a right to an administrator that would ensure our interests adequately and work to achieve economic advantages that result in budget reductions."

This seems to be another provocation based on a lack of knowledge about the resort. It must be evident that:
- Resortalia has no possibility for influence on "resolving once and for all the unfinished state of our urbanisation". Neither does the Community of Owners. Further building development, adding facilities etc. depends on Polaris World and the banks as well as, to a limited extent, the town hall. None of these are in a financial position to move forward - as is obvious in Spain. So this is at best wishful thinking - at worst a deliberate misrepresentation.

- Resortalia have frozen their fees for the past two years and will probably do so again. They are competent and in my experience have always worked in the best interests of owners.

- once again we potentially jump into an extra cost without having thought this through. No alternative solution is offered.

I hope we can put together enough votes at the AGM to resist this.

I would like to add my support to the views expressed by Nic about Resortalia. They do try very hard to resolve the issues, but as Nic says some problems are beyond action by the community or our appointed administrator. Polaris have by all accounts been stripped bare and own little or nothing on Terrazas, just look at the proxies  given to Resortalia at the last (9th Nov) meeting, all the unbuilt land(R3-R14) and the commercial area is owned by IRM and will probably be owned in the near future by SAREB (the bad bank)

Resortalia have not increased their fees for 3 years, and the main reason for this years increase in general community fees  is due to the change in security provider, instigated by the person who tells us that we will have lower costs if we change our administrator. It is worth noting that it is only because of the delicate negotiation carried out by Resortalia that we are not being sued for several hundred thousand Euros for breach of contract with the previous supplier, we owe them a vote of thanks.

We have a great resort, it is not complete and not as it was presented to us in 2005, but the world has changed very dramatically since then. We must continue to make affordable improvements, but be realistic about what can be achieved while we wait for the Spanish economy to recover. Resortalia will do whatever your elected committee ask them to do, they are our administrators, but we should not ask them to embark on potentially expensive legal battles that have little hope of success.  This year at the AGM the owners will be voting to take legal action to recover outstanding community fees, this is a positive step which will produce results as any outstanding debts on properties will have to be cleared before they can be sold, whoever owns the property.

Make your vote count, elect responsible block presidents.

I also totally endorse the comments made by Nic and Henry.

I have only been working closely with Resortalia for this last year but I have been very impressed by their professionalism,particularly in extracating us from a potential lawsuit. They are having to do an incredibly difficult job in a very difficult financial environment.

i agree with the comments on this thread and think stability is very important .
I will be standing for block president for 291 . Any owners on 291 I would ask for your support by giving your proxy vote.
