I spoke with Maria at Resortalia today and have confirmation of dates for the following AGMs

Community P12 - Monday 9th April 2012 (Phase 2 Apartments)
. . . This will be held in the Hotel 525 with a 1st call of 09:30

Entidad - Saturday 31st March 2012

Community P21 - Wednesday 4th April 2012 (I think this is 3A) **editted**

I don't have times or places for P21 or the Entidad meetings.

Community P11 - has not yet agreed a date (Phase 1 apartments).

P12 website has been updated with all relevant info as has the P12 Forum.

The previous posting by Pommers on the 16th. February states that the Entidad AGM is to be held on the 31st. March. Why then have owners not been officially informed of this fact by now? At the very least it should be posted on the Entidad website.


I also notice from this posting that two Presidents have arranged the dates of their AGMs. Why have all the Presidents not done so? Surly they all know their allotted dates by now, so why have we not been notified?


It's not all owners who stay on Roda. Most owners need time to make travel arrangements in order for them to attend these meetings.
 

This subject has been raised in the past, only for owners to be told, that legally they need only give us 30 days notice of any AGM. This is an extremely insulting attitude.
 


 Owners are faced with this problem every year. There is no reason why at the end of the forthcoming AGMs, that owners are not allowed to agree dates for the 2013 meetings. This would give Presidents, Administration and owners a date to work towards.


 It's not an unreasonable request, as it's practised on other complexes. After all let's not forget, it's the owners who pay "The Fees".

I notice on the Corvera forum all dates for Community and Entidad meetings have been arranged with Housing Comunidades who are still the Administrator

Over the next week you should receive form Housing the call and agendas for the AGM meetings for each phase and the Entidad, all of which are being held in March

The Entidad meeting is being held on March 6th, 10am at The offices of Housing in San Javier

All other meetings are being held in the main office at Corvera and the phase meetings are as follows

8th March 10am M18,  12:30 M9

13TH March 10am M19, 12:00 M20

15TH March 10am M22, 12:30 M28
20th March 16:00 M43
22nd March 10am  M30  16:00 M44
26th March 10am M26
27th March 16:00  M29

If you are going to ask for somebody to represent you at these meetings you must first complete and return the proxy voting form

On Roda, P12 is organised for April 9th and P21 April 4th

but we have not yet seen official confirmation of Entidad AGM, supposedly expected on 31st March or P11 Community

I contacted Resortalia yesterday to enquire about the dates for both the Entidad AGM and Phase 1 AGM.

They told me the Entidad AGM is on Saturday 31st. March and Phase 1 AGM is on Friday 13th. April.   I also asked Resortalia, when will owners receive official notification?  I was told maybe the start of next week. Given that it's now only 29 days to the Entidad meeting, then I as an owner, find this totally unacceptable.  I truly appreciate that Resortalia are very busy and most likely it is not their fault that owners are still waiting for official notice.
 
It would appear the blame lies with some Presidents, who are dragging their feet to inform owners of AGM dates.  All owners deserve proper notification instead of being drip fed information. 

Please forgive me, for trying to be sensible, but surely at the end of every AGM, owners should be allowed to decide a date for any future AGM. We would then not find ourselves with this type of scenario.

PLEASE SHOW OWNERS THE RESPECT WE ARE DUE AND POST THE DATES ON THE RESPECTIVE WEBSITES NOW.

Fully agree with your comments. Not enough notice is given for owners to organize trips for these meetings. Why do they stick so close to the minimum 30 day notice and make it more difficult for owners to attend these AGMs.

I notice that all the Corvera AGM meetings with their existing, and our former administrator, Housing, have been set between 8th March and 27th March.

Is it just a coincidence that all our AGM meetings at Roda, with our new administrator, do not start until after these dates. Also, do our Presidents communicate with the Presidents at Corvera?

i think it very unlikely any Roda Presidents communicate with Corvera Presidents, most on Roda have enough trouble communicating with their owners let alone other developments.

Corvera has much smaller completed communities, Calidona still own many of the buildings and there is no reason why AGMs should not overlap, there is no links.

On Roda most of us wanted to wait untill after the Entidad AGM before calling community AGMs that is why on P12 we decided on April 9th some time ago.

Many feel they would be unable to answer the many questions likely to arise from the handling of the Housing resignation plus change of Administrator seems to have taken some time for all information to be assimilated by Resortalia, we on P12 are still awaiting various answers before agreeing to sign off on accounts, for example.

It is only sensible that P12 are refusing to sign off their Community accounts, until they have received the various answers that we all await.

 

There are very serious issues surrounding the so called resignation of our previous Administrator. All owners expect and are entitled to, a full and clear explanation, as to the reasons why our elected officials had a "loss of confidence".


It is dreadful that Phase Auditors, through no fault of their own, are finding themselves in this very awkward position. A position where they are expected to sign off accounts on behalf of their respective Communities, whilst being denied the facts.

 

Without the full facts, Auditors cannot honestly stand up at their AGMs and assure owners that their accounts are accurate. Under current circumstances, Auditors and owners alike will not be happy to ratify their annual accounts.

 

A large number of owners are now aware that something has gone badly wrong at Roda and until they get a full and clear explanation of the facts, it only undermines the trust and respect we should have in our elected officials.

 Emailed confirmation of Entidad AGM on 31st March recently received, just on the 15 days notice 

Email includes all documentation inc debtors, budget etc. Contact Resortalia if you have not received yours.

Also received our Entity AGM meeting confirmation on 16th March.  15 days notice is unacceptable. 

Still waiting for confirmation of the P11 Community AGM but don't expect to receive this until 30th March! 

One has to wonder why these notifications are given so close to the AGMs.

 Just as clarification, from my understanding HPA actually allows for 6 days notice for AGMs but Roda Communities and Entity had 15 days notice written into their statutes.

In the past most have attempted to give at least 30 days but with all the work involved in the handover this apparently has proved impossible.

Phase 4 AGM took place with no hitches

Of course common sense would suggest a much greater level of notice even perhaps deciding on date for next year at this years AGM.

However in practice until owners are interested enough to see this change, nothing will happen.

As an example of good communication and information flow take a look again at www.hrgr.es

Roda communities could learn much from this resort.

 

I can only repeat, it is not they, it is WE when it comes to communities.

 Some interesting points appear to be coming out of the piles of Entidad AGM paperwork

On the positive side are the referral of IVA payments to the tax office, the need for IVA charges was queried at last years AGM but basically ignored. This could lead to rebates.

Also good presumably is the proposal to approve a new TV service throughout the resort with Enjoy, presumably all owners will be offered new TV, internet and telephone packages though it is not certain what will be available for the proposed budget charge.

Will this reduce TV charges for each community?

On top of this is the proposal to amend the bye laws so that TV supply can be cut off from debtors apartments, it may well help to reduce the massive debtors list, or may encourage the use of satellite dishes instead. Whatever happened to the news that we were told that the Town Hall had much greater powers than Communities to chase debts.

Also a late note of an election of one new Vocale, interesting considering at least 2 have resigned previously. Let us all hope a new Administrator may persuade the Board to provide owners with more information from time to time.

On the negative side is a further supplement on honest owners within the budget to cover some of the shortfall due to debtors, would we not all prefer to see positive legal action bear some fruit.

We also note in the budget/accounts that Miscellaneous items seems disproportionately high, apparently including various legal costs, why could these not be listed separately? Presumably some of these legal costs arise from the hiring of an independent legal advisor who told the board it was not worth taking legal action against Housing, just ask them to resign, which they duly obliged but by the way, don't inform the owners who are paying our charges what may have gone on, it may be prejudicial.

To ALL Roda Owners, do not waste your chance to have some say in your affairs and ensure if you are unable to attend the meeting that you name someone you trust as your proxy and return the form to Resortalia asap. The meeting is next Saturday.

Remember it is supposed to be We not They.

 A few owners have commented that they have not received anything from Resortalia. If this is the case contact roda@resortalia.com with your details and ask for proxy forms and AGM info etc. asap

Hi All

I totally concur with Hugh_man's comments.

I don't want to appear to be sanctimonious but I would really object to losing the ability to pay my fees (which we do by the due date) by being requested to hand over my bank details or face a penalty.  Having been up to date for the whole of our ownership I really do object to this request.  I think those owners who have not manage to play the ball should have this requirement imposed on them as a penalty.

For the past five years I have paid all my bills by direct debit except for the Non-Resident Tax. 

I have had no problem with this method and it has been hassle free. 

If this method of payment gets the non payers to cough up, then it can't be a bad idea.

\hi, I pay my fees by standing order - and in fact we have overpaid slightly to the end of the year.  The administrators have just sent through the calling papers for the P11 and have managed to miss off payments we have made directly to the P11 bank account which has resulted, according to them, in us being named as debtors.  So, you can imagine I am not best pleased at this and am waiting to hear how they made this particular error.  So, I still think, that as far as we are concerned, we would like to continue paying our monthly payments as this gives us greater flexibility in managing our money.

Phew Sandra - I bet that stung a bit.  I would love to have been a fly on the wall when you made that phone call!!!!

Some very interesting points and questions have been raised by hugh_man.   If owners don't use their vote or proxy, the message given is that they aren't interested.  Surely the more owners who use their vote, the better represented we are.

Hi Jane - yes one or two more grey hairs have appeared   -  and a couple of glasses of lovely red wine have mellowed my temper - partially!  I am assured the matter is being resolved!

Totally agree about participation - you have to be in it to win it - as the saying goes!

Sandra - hope you've calmed down a bit. I'm sure the glass of red will have helped.

The owners Community Fees accounts are in a bit of a muddle from what I can see (having just done the audit for P12).  The way they were handed over to Resortalia was not perfect and how this will get resolved I'm not quite sure. But if P12 is not quite right I'm sure the other communities are similarly affected.
