Advice re potential purchase Laguna Green

I am interested in a property for sale in Laguna Green (phase 1), however the agent tells me that currently there is no certificate of habitation for it. My question is; do other residents have these certificates or is it a general problem. Thanks in advance. Tony

Laguna Green phase one are the only properties in the area who do not have individual habitation certificates, however they do have a communal one,. I believe it is something to do with the sewerage works not having been built by the builder. My husband is at present in a meeting with one of the councillors as the town hall promised that the individual ones would be issued before the end of 2010 and he is trying to get confirmation that this is going to happen, however this is Spain and everything takes time. The properties are not illegal and I am sure that the problems will be resolved soon.

The sewerage system works correctly as far as the houses are concerned with the current demands, however it is not big enough during the months that there are a lot of holiday makers here and does sometimes become a problem, my husband then notifies the town hall who respond immediately to clear the backlog. This problem will be resolved when the new sewerage plant has been built. I am sure that you will love living here, it is a fabulous place to be and if I can help with anything else please feel free to ask.

Hi Tony  We looked at properties on this development but decided to buy an apartment in Sucina which our agent told us were built by the same developer.  Our apt was (apparently) completed last Sept but with no HC.  We received all the excuses and promises that we would have this soon, we never received the HC so we pulled out of the contract.  If you are thinking of buying this from the builder do not be surprised if the works never get finished.  At the end of the day it is your decision but be careful.  Would you spend your hard earned cash on a car without a log book.

There are no apartments on phase one of Laguna Green, the apartments are only on phase two and they all have their legal paperwork as promised. Phase one have all properties completed and will have their individual habitation certificates issued shortly.

Hi Gill,  I never said otherwise. I was just giving Tony my personal view with the experience that I have had with this builder, but I am quite sure that Tony will make the right decision.

Can anyone tel me about Laguna Green......I would love to hear from any owners to find out what it is really like

Ok I am guessing that nobody owns a property on Laguna Green?....I wonder why that is?
