Hi - just found this site courtesy of Google. I own an apartment in Manzana 4 which I have had since 2005 but have let on a long term basis all the time so never had the benefit of using.

I am keen to network with other owners in this part of the development as I do get frustrated with the total lack of information that comes from the community and it's not right that I have to relie on my tenant to tell me whats happening.

I was interested to read the links on the occupation licence and local values as I was lead to believe that it was total depression in Marbella at the moment.

Nice to hear from somebody new, welcome to the site, as with any forum its a mix of optimism and pessimism, but interesting subjects do come up and if you need information there alwatys seems to be someone able and willing to to help, A pretty good neirbourhood to be part of.

At this point I would normally pop round with a bottle of wine as a welcome gift, but hey that's progress for you

yep the lack of news is very frustrating it would be great to here reports back from meetings that the master community have or  a blog page for the whole of la reserva

There is doom and gloom in most places at the moment. Marbella sells news.

Marbella is the Jewel in the Crown so just sit tight as the upturn when it comes it will start here.

With no building licences being approved and reality that La Reserva will get the nod makes it a good bet in the longer term

Values at the moment are meaningless as firstly without the legals its difficult to sell

Second there were many investors bought muliti units and have to off load.

The Euro against the sterling is making it tough for some to pay and some as you can see are using it as an opportunity to sell in Euros and convert to sterling

Last. Banks are not lending.  The more that can join the forum thread sharing information and in particular the residents the better.

140 ,000 Euros still seems bloody cheap.

It was a Spanish Solicitor.

thanks for the welcome all! I was one of those with rose tinted specs who believed the hype on holiday rental incomes and how strong a return I would get. Still, at the moment I can afford it, the area looks fantastic from the photos I have seen and in 10 years it is all bought and paid for!

Looking forward to my mortgage rate review in June - might make life a little easier and balance off the plunging exchange rate.

Particular thanks for the picture - I really must use that!!

We all fell for it.

However the real reasons we all bought on La Reserva are still there.

1 Location. Amongst the very best

2 Limited or no new licences being permitted in and area the wasnt completley trashed by building

3 Climate/Beaches/Close to airport /Facilities.

MARBELLA POST CODE . Seems a reasonable medium to long term investment and you can enjoy it as well.

Unless anyone can think of a better place for money in this day and age.
