Hi 
Does anyone have the same issue as we have regarding the lack of bank guarantee for the second payment we have made to Promaga.
Our initial payment was issued a bank guarantee, but for the second payment our lawyer never got the guarantee, we have since sacked the lawyer.

Also does anyone know the latest information re completion of phase 1 ?

Hi Steve
Presumably you are aware that the habitacion licence has been issued. My lawyer spoke to Promaga last Thursday (17th) and was told that they have some 'paperwork' to prepare before completion. They gave no inkling of a time scale so its anybodies guess but in theory there is no reason now for any further delay.

Hi All;

We often hear the expression Bank Guarantee. Does any one on the forum know what it actually means, and when and how it can be executed.

The Bank Guarantee is a certificate from the bank  that means that the bank guarantee the funds you are delivering to the developer until the property will be finished.

It used to expire when the architect grants the certificate of finishing the building and in spite of it is obligatory not all the developers give the purchasers the bank guarantee.

Hi
We decided it was time to come to Spain and take another look at where the develepment has got to!
We asked our lawyers to ask if things had moved as we had not heard anything from anyone.
Our Lawyers are being told now by the Town Hall and the developer that the habitation Licence has been issued, and that subject to snagging we should be able to complete
Alta Vista Our apartment is in block 2

We are loking to visit in September and do snagging if they can confirm that the items that were missing, kitchen worktops /appliances etc are in fact fitted.
We intend to use an indipendent snagging company to do this can anyone suggest a good one?

Has anyone else got an actual completion date so far?
