Advice needed on house purchase

Hi,
I am in the process of purchasing a property in Albox, Almeria and have received a copy of the escritura and an extract from the catastral. On these two documents it states the the plot size is 40m2 and the build size is 55m2.
The actual plot size is about 200m2 and the build size (excluding terraces) is about 120m2.
Do I need to be worried about this discrepancy and what can I do to get it changed if necessary?
I am waiting for a copy of the nota-simple at the moment, I understand that this too should contain the details of the property, which document should I believe?
I obviously don't want to purchase the house and then find out that I don't really own all of it.

Wait until you get the nota simple, make sure the nota simple is recent, this will have the latest details, maybe there has been changes to the property and have not been registered at the land registry or something but be REALLY CAREFULL before going forward!
