Hi

I do not make many posts , the last post I made was regarding water for which I was informed that there was no problem - no gueeses by who -   WATER IS A PROBLEM - at the last elections, the water 3year deal was scrapped,  a new deal will take another 3 years.
Steve I really think you are wasting your time!!!!!!

As I mentioned before, some believe this development is above all rules, regulations and reports, which water shortage features and including those rules where you can take a deposit on a property and yet not come up with the goods and the people whose money has been taken, tries to drum up support for your business.
Regarding the golf courses, if they are public courses, I assume that every man and his dog could use, therefore, could become a glorified pitch and putt?
If public, we can only assume that in the event of a water shortage, the Mayor would make sure that water is supplied for course maintenance and to hell with the needs of local residents?
Obviously the other officials and officers of Councils throughout Spain, who are now in prison or awaiting trial, never met people who claimed to be good judges of character.
I did say that this was a special place.

Hi All,
So why are we going down this red herring route? Water, not an issue no matter how many time and who ever tells you it is not an issue it appears to not sink in.  Apart from that Dolores is not SADM and as far as I am aware we are purchasers at SADM. 

I must point out that even my solicitor said that water is not an issue at Jumilla. Now why would he not tell the truth?

So who says it is a "red herring route" on here. Just one person. 
Just don't understand why Governments and Council employ specialists such as water engineers and surveyors, when they have Tony's word that water isn't an issue and supported by his solicitor.
Not only that, even his solicitor informs that water isn't an issue. Perhaps in addition to studying law, he also studied in sucj matters as property, development, utilities and supplies and is very versatile. Why listen and believe expert's reports, when a solicitor can advise.
And one wonders why so many believed the agents when told that they did not need a solicitor to buy a property and safeguard themselves.
Need a house designed....just go to a solicitor.
Water may not be an issue in Jumilla. But will it be in the future with upto a further 10,000 dwellings constructed. Is your solicitor commenting on the current requirement or future. What evidence does he have to support his comment and oppose the reports?
Now why doesn't that sink in with some?
Is it any wonder that so many people have been caught in Spain?
Still waiting for your comments and observations regarding the golf course Tony?

Hi all

Just had a stunning weekend just north of Pately Bridge in N Yorks, the scenery round Yorkshire really is breathtaking, it rained and it was also sunny, typical England but guess what.....i didnt get ripped off.............an absolute pleasure to be awake and alive and out walking, then of course in the local watering holes.....wonderfull.  Top stuff (lets have my money back and i can enjoy myself even more).

FIN, the golf course as a private golf course simply wouldnt have enough custom to sustain it, it needs SADM as much as SADM needs a golf course.  You cant seperate the two and end up with a pitch and putt, it dosnt have that kind of option of changeability.  One without the other could be just a dead duck..........and short on promises.  The Mayor shouldnt have such power to decide on outcomes as serious as these, its where the system is open to abuse and corruption.

To use the golf course and the development as a kind of metaphor, its like my questions about San Jose, HdT and the overall possibilities of their future.  You cant have a SADM without all due care and attention to the delores and albatera and el pinet and all the rest of their business interests.  Its impossible to raise funds for just one part of the business and not the whole business.

If a famous car company in Birmingham had said they would come out of administration just making wheels because some people wanted to buy them, the people waiting for the rest of the cars they promised would put them straight back into administration quick sticks.......so would everyone wanting satisfaction from San Jose, its naieve to think otherwise.

Any chance i could have an answer to the post i put on before i went off for the weekend????   as below.

While your at it can you 'ping' an e mail off to almudena and ask what San Jose's business plan is to satisfy their customers, subject to a satisfactory bill of health from the administration.

It must be apparant to you and Brian now at this advanced stage that the development you have an interest in is completely linked to all other work they will be doing in other regions.

The finance package they secure has to stretch a long long way, dont you agree.

Agree 100% regarding the required funding that is required to keep any golf course in business.
So assuming 1500 properties completed in 2 years (yes the miracle has happened), in no way could a course survive on that.
How many visitors to play golf is Jumilla expected to attract in say 5 years time. Someone, somewhere, must have a business plan.
How many locals play golf?
How many local golfers would be prepared to pay green fees?
Tony, still waiting on your observations.

You are quite right when you say Jumilla is not Dolores, in fact in one of my previous posts you will notice that i said Jumilla is 520m above sea level so it is not feasable to rasise water from coastal desalination plants, unlike Dolores who would be able to use coastal desalination plants, therfore the water situation in Jumilla is worse than Dolores. I cannot post web site addresses but if anyone is interested, you can private mail me and i will mail water reports to someone who can post them on this site. ps Has anyone actually asked the Mayor if the CH Segura water report has been completed, Jumilla wont happen without a valid water report.

If you go the web sight Spanish Property Insight - Spanish Property Black Spots - SADM Jumilla murcia posted by Roble.  This may make you sit up and have a reality check!!!.

If you do not want to the Gist is-:  Beaware Segura Water Authy, CHS in emergencyDrought Alert State worst since 2005,  TOJO Water Transfer is a failure, causing more problems than solved.   Re-election of Government means another 4 Yrs without Ebor Water Transfer putting SADM in an unsatainable position.

My own personal feelings are that I would rather believe someone who has nothing to do with SADM in any way, than believe a lawyer I do not know.   I accept this will not make me right.

Hi All,
I find it very intersting how you keep trying to find a reason for SADM to not go ahead. You do not agree with the Mayor, my solicitor or even fellow posters who live in the area. who all say that there is water. I can only assume that you do not wish for it to go ahead. I repeat myself and state again that the Mayor stated 5 times to the administrators that there is water and it is not an issue. Are we getting caught up in some enviromental eco warrior issue here?

Briando: refinancing please remember that HdT is undertaking this to complete  a specific project, SADM, everyone who got the administration letter should be aware of this. Also any financial organisation can negotiate to finance part or of or whole projects depending upon agreement between them and the company, under the supervision/agreement of the administrators and the court.

Any way back to watching to Olympics.....GOLD

Thanks for the response.  I have no technical knowledge of the water situation, cant comment.

two questions to make and respond to please.

A     The administration letter concerning HdT, do HdT only have one site to build?  can i have the paragraph(s) saying the claims you make about the single re-financing arrangements.

B    The administration provide protection from creditors for a limited period, the administration and courts dont decide on the direction of re-financing, this has to be agreed by creditors or it will simply collapse back into administration.  If its decided to finance one project or one direction it has to be sold off as an assett after the rest is liquidated.  You cant simply choose one direction at the expense of others.

briando55, regarding (B), it seems many seem to struggle to understand the procedures when a business is in administration and when it comes out.
Would I believe the reports written by commisioned experts regarding the water or lack of, before I would believe the opinions of a lawyer, a Mayor, etc.,  Too right I would. Would you believe a sales agent if they advised against using a lawyer?
There are experts in many fields and I don't believe that water supplies and engineering forms part of the learning for a lawyer.
Eco warrior, no I am not. Common sense and the ability to learn from experts, I have.
Best that we let Tony listen to the Mayor and his lawyer or matters relating to utilities and others listen to the experts.

Still awaiting your observations on the questions asked Tony?

All I ask is have you checked out the info that I gave you from the other web site??.   I for one have no objections to anyone who
still want to live in SADM.   I started to pull out long before administration.   I just hope that whose who want to go ahead do not
damage the chances of whose who do not want SADM and just want their deposits back.

it is not a million miles from Albatera I know cos I've been to both Dolores in the last week one is too small to have a developement on the scale of a golf course. The other has lots of "spare ground" on it's outskirts

so it seems that Dolores and the whole Ruta de Golf is another red herring in all this!?
Seems to me that  San Jose havent got a hope of being able to complete the Ruta De Golf, so where does that leave Jumilla?
An inland golf resort, that will possibly have no facilities to support it (from an investment point of view as we originally 'bought to let')
As part of the Ruta it gave us the ability to use the concept of using all the different courses as a sales pitch , to get people to come and stay at SADM.

With only the 1 course,how are we now going to tempt people away from the mature costal courses to SADM? This is of course very theoretical as SADm most likely will never be built (OOops , there comes that negativity wave again, must try harder to keep it under control)

Any thoughts?

with only 1 golf course? No golf course has been given planning permission so if anything you are being a little too positive. Intentions and facts are two entirely different things as we have found for so long with san jose!!

As i said it my last post , it's all theoretical, as i am of the mind that SADM will never actually exist.
I kind of feels like The Sims , you know the computer game i mean, where you create a fictional community , all with their own little lives and jobs .
It is certainal starting to look like virtual reality
An artificial urbanisation created and presented in such a way that it appears and feels like a real environment.!!!!!!

I just read a posting on the sims website from Tony asking for people who PM,d, that he needs the e mail addresses.....if they PM'd why not PM them back?......dosnt stack up

And......he says to let him know cos there may be information from the consultations and votes to pass on.......................what the heck is that all about.  Is there secret consultations and voting rites going on.........has anybody got a trouser leg rolled up in there?
