I have rented UK property for more than 20 years whilst living overseas.  Be careful when choosing your letting agent because going to a big national real estate agents guarantees you nothing (I know I am currently experiencing poor service from one).  It is the actual person and not the company who will make the difference to how your property is managed.

The other thing to be wary of is that by law the tenants deposit has to be placed in one the official deposit schemes.  If the tenants takes things from your home, damages it etc then these scheme invariable err on the side of the tenant.  Event if you have a comprehensive inventory with photographs you cannot count on being compensated in line with your loss (my experience tells me that after a struggle on paper you will be lucky to get 10% of your loss).

I know this sounds negative and I have not even touched on the subject of tenants who don´t pay but for me it does contribute to running costs so I continue renting but in no way would I like to rely on the income.

I believe it will be a tough business but nevertheless there is an opportunity but your difficulty will be in reaching your target market.

There are other people doing this and from the many people I know on the Costa del Sol, I only know of one lady who has used a professional service for oven cleaning.

If you do decide to go ahead I suggest you contact agents and anyone who manages rental business as this is where your market is likely to be.

If I am not wrong, one of the function of the AGM is to elect the President and ADMINISTRATOR.  So surely a vote should always be taken on whether to re-appoint the current administrator

I wish you success our community has similar problem but the President totally supports the administrator and even keeps paying him extra for the job he does!

It seems it is time for action in our community and it looks like this is the right time to look at what other companies providing Community Administration can offer and at what price.

We are a community of around 250 houses located between Estepona and Marbella and many residents who are totally dissatisfied with our current administration company feel it is time to take a look out side.  Our wish list is not unreasonable, we would like

1. Honesty and transparency in all community affairs

2. Efficiency

3. A proactive approach (I know this might be a big ask)

Please feel free to give me recommendations and names of those to avoid at all costs (this will be treated confidentially) but we would certainly like to talk with the good guys out there.
