Hello everyone.

I'm flying out on the 11th Feb for a good look around the Polaris resorts with particular interest in your community and Terrazas.

I've realised it works out cheaper buying a home for my family holidays in Murcia rather than the usual 2 week hotel jolly. Add in some ill health not helped by Jan and Feb Uk weather meaning I could see myself resident for 4 months at the very least.

Where your advice would be gratefully received is how occupied is the resort? I admit I wonder what happens if Polaris do expire in terms of who then manages the developments. And where should I avoid on the development?

I expect my questions are far from new but any feedback on the suitability of my aim would be gratefully received.

I will try and help you out, we are owners on Condado (but do not live there). Long term, we also plan to commute to Spain during the winter months, occupying CdA for 3-4 months of the year.

Polaris has pretty much nothing to do with our resort. The Golf Course is run by a company (whose name I cannot remember), the community is managed by Millenium and the community elected presidents and the banks (as far as I know) own the commercial units and the unsold properties.

Regarding how full the resort is... depends when you are there...

During summer hols, it is very busy with lots going on, see the recent thread on here about what new businesses are on the resort. In the summe there are kids clubs and markets and fiestas all organised. The bars and restaurants and supermarket are all very busy!

Off season and winter, it is much quieter but facilities, bars and restaurants are still open. This is when I prefer to visit! As you are going over soon, you willl see - very few cars parked and restaurants fairly empty for the most part.

All in all, the resort is great but still would benefit from further development (which is still on the horizon given a little bit of luck).

Hi Rob,

Firstly, if Polaris expire it will have no effect on CdA as they no longer have any involement on the resort. The resort and the golf course are managed separately by management companies, ML and IRM respectively. You have a monthly community charge paid to ML for the general resort maintenance. The charge is dependant on the type and location of the apartment but will be ~80-100 Euros/month (the Jana villas are considerably more). Opinions on ML are sharply divided on here (as you may have already noticed if you've been here for a while) but my advice to you is to go there yourself and make you own mind up and ignore the very extreme views (both for them and against them) that you may read on here.

Regarding where to 'avoid' on the development, well it really depends on whether or you want to be close to the main facilites or not. Generally speaking, the lowerer numbered Jardines and highest numbered Naranjos and Penthouse apartments are furthest away from Al Kasar, where most of the restaurants and bars are situated. Other than that, as far as I'm aware there's no difference in things like build quality across the resort.

Just a slight correction. The highest numbered Penthouses are nearest the Facilities of Al Kasar. The most elevated part of the resort with the best views across it are around block 12 of the Penthouses which just happens to be also near the Golf Club and proposed site of a hotel - whenever that may get built in the current climate.

People are sweating on any sign of ground being broken on the nearby Paramount Theme Park which is due to start soon - we'll see. If that happens then it will be open season on property development in the area. For some that may spoil what we have, for others it is much needed to develop more facilities and to off load something they didn't buy into- I can take it either way.

Prices are at rock bottom now - just watch the exchange rate if you are in Sterling as that will eat into any bargain you may strike when you visit. Jon Faulkner

Hi everyone,

Many thanks for your feedback. It's more developed and finished than I imagined which is good. The estate agent has also sent me details of another development at Vera Playa but its a good 1hr 30 away but by the sea so I will also be chucking that one into the fold!

On the upside for your guys already owning property, I am not sure there is as much left for sale by the banks as maybe I have been led to believe - unless, they let them go in tranches.

I will think of more q's and post them.
