I HAVE HEARD THAT THE PROPERTY MANAGEMENT COMPANY (RPM) RESIGNED - FINISHING ON 31 JAN 2010 - AT THIS TIME POLARIS DO NOT HAVE ANOTHER COMPANY TO TAKE OVER.

HAS ANYONE ELSE HEARD ABOUT THIS OR MORE IMPORTANTLY WHAT ARE POLARIS DOING ABOUT IT!

There are a couple of threads on this forum and CdaServices forum about this topic from the start of this week. In brief RPM were not doing the job they were paid for, lots of detail of their many failings on other threads which were both practical and financial. The Presidents and Polaris recently voted for them to be removed and RPM resigned before that process went any further. The Presidents are now looking for tenders from management companies to take over sooner rather than later. This doesnt appear to effect the services like gardening, pool clearing or rubbish collection.

Chelmsford its difficult to gauge to what extent RPM where not undertaking their work properly. It was offered that they did not have the experience  to care for such a large urbanisation as Condado, but I think It was inevitable on such a large site, pretty much in its infantancy and with on going development that problems would arise.

The current presidents seem to be doing a good job and are currently trying to improve the flow of information to the community so as to give a better understanding of current and future events.

Rpm didn't do their cause any favours when holding 'community' meetings in Spanish. This led to a rush to appoint Spanish owners, who could obviously comprehend the proceedings, to quite elevated positions within the presidential community.

No doubt someone will correct me if I'm wrong but I reckon that the majority of residents be they German, Dutch, Spanish, Asian or indeed English have a more than adequate grasp of the English language. Making English the most understood language on Condado, So I only hope that in future the management company will conduct its meeting in that language and this would enable a more representive cross section elected to those same positions.

excellent summary Raff, re your point on english speaking is an important point as well. whatever language is decided, it must be written into the requirement of the replacement contractor that there must be a facility for multi lingual communication and i am sure the Presidents will make this a requirement as part of the selection process.

Dont hold your breath on the Launguage questions the Law (Statutes in this case ) state that all meetings must be conducted in Spanish with simultaneous translation in two other languages all meetings i have attended have had only the english translation.

It is a requirement for any Administrator for this resort to be multi lingual

Thanks for that. I was just suggesting that it is tied into any future contract for ease of communication.

The potential contractor can either agree or not i guess.

Mick and Paul I posed the question in relation to the language issue in the general forum under the title 'Hard to understand'.

The reply from a solicitor ( FLJORDAN ) was very interesting and I think everyone on Condado should be made aware of it and of its possible implications.

Thanks for the link, interesting reply

  1º It was agreed in a resolution passed by the Owners' Committee that English shall be the language used at meetings.

only problem we have now is that english speaking are are majority but we need 100% owners to cahnge the statutes so i guess we will have to live with the translation for a while
