2.1 Alterations at home. No thank´s, don´t like nightmares

 It´s in fact spanish constructors don´t have good reputation. I don´t think so, but when we are talking about minor works... That´s other world.

 
Also minor works are frecuently, so we have to be carefull.
 
The three aspects we must think about :
1)     Costs
2)     Quality
3)     Time
 
Let´s try to speak about Costs:
 
It appears in first place but believe me if I tell you is no the most important. Ask your friends or neighbours if prefer have payed a bit more and save problems.
 
When you want to buy a Camera, a pair of shoes or a lettuce there´s a reference price you´ll find. Sometimes will cost a bit more or if you obtain a reduction, a 5-10 % less.
However estimates in construction oscillate about +- 30 % easily. So you must order at least three different estimates to make sure you are not swindled.
 
Is important to request detailed estimates, with prices on every item. Frecuently Constructors don´t give it detailed. They only give the total amount. Don´t be naive.  A total amount  is always on the side of constructor :
-          If there are aditional works ( For example more m2 of tile than initial ) he can charge whatever he want because you don´t know the price of a m2.
-          You could not negotiate or recontract with other the expensive items because you don´t know item prices.
-          You could not compare unless all the aspirants have estimate the same reform with the same kind of tile, paving, pipes. If any item is different you could not compare the other because you don´t know prices.
 
As much detailed will be your estimate, the less you´ll be surprised. Every written item is objective. Every not written is subjective, you´ll say it was included and the constructor will say no.
 
In the estimate must be indicated if taxes and licenses are or are not included (projects too). Every work need at least minor works license and if you need a container for rubble you will need a license for street occupation.
 
Finally, for estimates such as 2.000 € or more you should consider to contract a freelance local Arquitecto Técnico. Every visit of him will increase your costs in 30 or 50 €, but now the constructor will know he can´t cheat you, can´t drop quality and can´t be late because is controlled for an expert. You´ll save money and will not be bad surprised.

Hi Alonso,Your English isn't that bad.Better than my Spanish ;-). I wish your blog had been up before I engaged my builder. He's English and not Spanish.He is supposed to have a good reputation and was recommended to me by several friends. That's why I used him to have my roof terrace repaired and improved and the access door replaced to prevent further water ingress into the rooms below.
After reading your blog I realise I have made several mistakes: not asking for the cost of individual items and not engaging an architect as the total cost was almost 5000 euros. This included a new roof on roof terrace utility room.
My next mistake was that I gave him permission to carry out the work in my absence.He updated me with progress reports and photographs.
I had paid him half the amount prior to the work to cover materials.
I made a further mistake by paying him the remainder before seeing the finished job!
After the first heavy rain the door was leaking with water running down the indoor stairs.
Overall the work is untidy,which wasn't obvious from the photographs he sent me.
Although he says he has used a water proofer mix to grout the tiles bits of cement are falling out and the grouting is cracking. He says that this is due to movement. This is after only 2 months of completing the work.
Under the door the cement is cracking inside and outside.

It appears that he has not been able to work since he finished the job as he has torn a muscle in his right arm. I have held back with my complaints because of that but it has given me time to think.
He has promised to fix the door to stop water coming in. I shall appeal to his better nature and reputation regarding the problems with the cement cracking.
Maybe you have further suggestions as to how I should proceed with this matter.If you do I would be very grateful.I shall look forward to reading more on your blog. Kind regards Peggy

Thanks for you comment Peggy.
You I hope your builder will fix his failures. I can try to help you but need to see photos of your roof and door because there are lot of causes can brought water incomes or cracking cement and I wish I had some clues. (you can send me a PM if you want or post it).

Normally leaking problems are caused for a bad waterproofing respect the outside door or a bad installation of the door. But it dependes of the kind of door, if it has lower doorframe, the height on the floor,... The best solutions are those take any distance against the outside floor and the lower part of the door and the encounter beetwen those is waterproofed.

The tiles grout can crakc because it have been bad dossified with water or because it´s not adecuate for outdoor use. I recomend you to have a look to the specifications of the materials ( tiles and grout) to have an idea of joint distances and flexibility and adhesive cement allowed.

Al this specifications are legally regulated in UNE regulations, the equivalent of standard regulations in UK.
