Hi folks,

First post so just wanted to say HI!

Only found this website by accident last week and have spent quite a bit of time reading many of the great threads. Visiting this website is going to be a regular occurance!

My wife and I have been to several property exhibitions in Scotland, and are now seriously considering buying a second property in the south of Spain. We have been doing some research on Polaris World and are very keen on this, however at the same time, we are also considering other resorts. Too many choices!...

We are complete novices here, but we all have to start somewhere! - We are both well aware of the risks, but will be ensuring we do plenty homework before we commit to anything. 

Hopefully we can head over in the next couple of months to view some properties/developments and obviously become regular visitors to this great site!...

Hi C&R,
Remember if you to Polaris and like Hacienda Riquelme they are offering a 30% discount on properties there.
It brings the apartments down from approx 190,000€ to 130,000€.
They wont offer this information for obvious reasons but it is avaliable.

Thanks everyone for your replies - this site has already been really useful and has given me some pointers.

We now need to arrange a trip over, hopefully to see a few properties  in Polaris World, but also a couple of other properties at the same time. I've had various offers from estate agents offering to arrange the trip for £89 (with 3 night accomodation, flights, meals and drink) which sounds good.  

My big concern is finding a reputable company to deal with - thankfully a friend of mine, her dad runs an estate agent over there, so we will most likely organise everything through him.

One thing I am struggling to find information on is costs - eg what are the initial one off costs/regular costs. Unsurprisingly, there is little mention of this on the PW site. Is there any information on this site about what the regular community/service charges are? Council tax, or similar?...

Hi, the developer of Finca Parcs where we are purchasing is also offering a good deal of a fixed exchange rate of 1.40 which is also giving a good saving, maybe worth having a look at this development as well.

Don't know a lot but a couple of things to remember: 

Don't forget the IVA (VAT) tax on top of the property's advertised price 
Allow at least 10% of purchase price for all the legal bits and pieces - especially if taking out a mortgage
Find out how much the monthly community fees are going to cost - something you may not think about if you've never had to pay similar in the UK

Good luck in your search. We bought off plan about 4 years ago and finally completed last November (not Polaris but private developer).  Various hiccups to say the least but we're really pleased that we took the plunge!

We bought in Los Alcazaras a 2 bedroom apartment on a lovely quiet compled 10 mins walk form restaurants and the beautiful beach of the Mar Menor.

We are very pleased with our apartment and builders they have a very good reputation and we could not fault them.  We do not need a car for shops or supermarkets and Los Alcazares is a lovely place 10 mins from the airport
