can anyone tell me what a habitisation certificate is? i have my house for sale with a local agent. the house is 10 years old, he is asking for my habitisation certificate, he says i cant sell without one. what is it and what does it look like.? i went to see a lawyer and he said it can be expensive as the town hall will want all taxes ? i have paid all my taxes, i have my escutura/deeds nd all bills are up to date, so where would i find this certificate please?

Tweety5 there are endless discussions on the forum about the habitation licence, do a search, all very interesting.
It is illegal to live in a property in Spain without the habitation licence. Having said that, many buying off plan properties do as their builders haven't given them the certificate because the Town hall won't grant them one for various reasons. Without a LFO, as it is also called, you'd be without mains water & mains electric, you'd be on builders supplies.
Our certificate is just an A4 sheet of paper with our name & Spanish address, date of licence, area of house, a few numbers & a stamp from the Town hall. (All in Spanish, of course). At the top it has Licencia Municipal de Primera Ocupacion written on it.
