not sure what you mean by a "surveyor" it is common for the bank to get a "valuation" what we have in the states called a "property appraisal". Our bank in Los Altos had an inspection done, we got a report of value, various deminsions of the apartment, photos, architecural diagrams and value of the property in Euros and Pesatas.

Hope this is what you ment? I can be a bit thick at times.

Not normally in Spain.  As said, the bank will do a valuation (sometimes) but if you want it checked out for peace of mind then you can get your own building inspector to check for damp, pointing etc.  Depending on the age of the property (I assume you're buying a resale) the Habitaction Certificate (or License of First/Second Occupation) should be up to date.  This involves an architect and electrician checking out the property.  If the certificate is in date, this probably won't happen.  The seller should be responsible for the Habitation Certificate.

Hi thank you for your replies. Most helpful. I am buying a resale apartment but not via the bank. If anyone has any more advice this would be extremely helpful
