Is there anyway the buyers can get out of the private contract to buy my house?

Once we have all signed the "contract to buy/sell", is there any way in which the buyers can get out of completing on the property?

As we are moving out of the country a lot of arrangements have to be started once the contract is signed.  Is it correct that if they pull out they lose the deposit?

Who keeps the deposit?
