Much better proposal than the first one, I think you will have a lot more backers for this, also a good proposal about the clubhouse, as Polaris and Olagolf don't seem to be doing anything.

 This is an excellent proposal and with your offer to pay back a percentage of your profits then this could easily cost us nothing.Even so at just 2 euros i have no complaints whatsoever and with the opportunity to watch sky sports on condado rather than have to troop down to camposol every weekend im in. Well done and good luck.

In principle it's a good idea to get the Sports & Community area open - at least it is getting a dialogue going. 

On a purely selfish basis, I would also like to see the selling of some convenience foods such as bread, milk, eggs, margarine, orange juice and water - and if possible the daily newspaper. I understand it should not be seen to be in competition with the main supermarket - but one of the main reason I bought near the Sports centre was because the original plan showed the supermarket nearby.

If your proposal is good enough to plough back 20% back, then surely the business model and plan should be good enough to go to the bank to raise the capital yourselves. Why do you need the safety net of the community? What happens if there is no profit but a loss?
 
If you want the business then risk your own money and not the communities. If it was viable business someone with money would have invested before now.
 
I wish you luck on your venture but not risking the communities fortunes.

On a purely selfish note I too would have prefered the supermarket to be on our doorstep so to speak but  on reflection now I`m happy that it is where it is as there is a greater area for cars to park.

If Condado does get busy the parking facility`s around the sports zone would not be sufficient & I could see some very heated exchanges from property owners in Jardins 5 & 7 if someone is in their alloted parking space.

I am the most negative member of this forum (least I hope so!), but I will happily pay 2 Euros per month, even though I will never use the sports facilities!

24 Euros per year could be recouped by having somewhere cheaper than the Clover to drink, also having another food place on site would save me a fortune in Taxi fares!

loving the idea that profits could be put back into the community.

I am sure you have done your research and this is viable, much much better proposal that the first one!

The question raised by Daniels about it being a stand alone business, I think we need to clear a few things up.

The bank will only let the whole complex tennis footbal squash etc. The business at the rent they wish to charge is not viable as stand alone. We do intend to invest alot of our own money to get the place up to standard.

The proposal keeps all courts and facilities open and maintained and free to owners / guests also will assist in implementing other services ( at the moment anyone using the courts are officialy tresspassing ). The 2 Euros will cover all the costs. The 20% is to give back as a reward for making the business a sucess any loss will be ours to cover. We will also look into a loyalty / discount card that will easily allow the recouperation of the 2 Euros.

We intend to offer other facilities but the community will be consulted before hand. ( we dont express to know it al)

As for the request for newspapers and convienice this will be discussed we have already been approach about having a newspaper delivery.

At the moment there is nothing and this is a proposal that has been worked on over a long period and not a reaction to other proposals. Meeting have taken place before xmas.

I think it is brill and would love to see it come to fruition and pretty soon as we have been deprived for long enough....  I would hate for all our hopes to be dashed if it is not a possibility????

 Provision of convienience foods etc at the sports zone? 

We should all think very carefully about any thing we do or change regards services already provided by Polaris, Supermarket, Clover and Restuarant, I know that Polaris run these at a loss BUT are obliged to keep them open as a minimum facility. 

Some say they are a waste of space anyway?

As soon as we open another bar there will be no Competition as PW will close the Clover, As soon as we Open a facility selling Bread milk etc PW will close the Supermarket, these will have a hugh effect on the community ?

Opening the Sports zone could be the death of the Al Kasar.

The Restuarant is another issue and when closed food was supossed to be provided by the Clover but thats not what this is about.

Somewhere there will be a solution to please all and what will work for the community, hopefully it will be found soon?

Opening the Sports Zone in itself is not a threat to the Al Kasar but may be if addittional services go to far.

BEST OF LUCK GUYS BUT WOULD TAKE SERIOUS NOTE OF MICKS COMMENTS OTHERWISE WE COULD BE LEFTWITH NOTHING ! POLARIS ARE PROBABLY LOOKING FOR AN EXCUSE TO CLOSE WHAT THEY PROVIDE, IF THEY ARE MAKING A LOSS, AND THIS WOULD BE THE PERFECT OPPORTUNITY FOR THEM. 

I AM SURE YOU HAVE/WILL LOOK INTO ALL OF THIS, AND SUPPORT YOU ALL THE WAY

I do believe that Polaris are running the Clover and Supermarket at a loss. What I cant understand is why they simply didnt rent out units in Al Katraz to someone else, then they could shut them down, but still make profits on the rent?

Polaris are stupid!

Has anyone heard of Currys & PC World. or even Dixon`s I am sure you have. Before there was the super stores & Mega stores both Currys & PC world & Dixon`s were usually within a short walking distance from each other. Like now, they were  & are all owned by Dixons Stores group. Competition is good for trade as it encourages people to stay within a decent travel zone

 In order to prevent  any opposition taking profits away Dixons created their own opposition

I cannot see this newly proposed venture harming either the Clover or the supermarket. Idealy both parties could discuss a strategy to provide a wider choice of shopping & food. This should hopefully encourage those of us who do our main shopping & eating out else where to stay on site & spend on site.

 Hi everybody, we just completed on Naranjos Jardin 3 and would love to see the sport facilities up and running. Seems there are at least two proposals on the table, some people say there will be a third proposal from some presidents who just try to do it themsleves. We have little experience on the resort but some idea about business and as I read the second proposal I think this will be more another pub facility (which we have already) combined with a grocery store (which will kill the supermarket) and any other business opportunity the investors can find to make enough profit. I have seen the place from the outside and really don't think you can put a hairdresser, supermarket, pub and more without sacrificing the sport & leisure facilities.  Reading the first proposal it seems more comunity sensibel, providing the services for sport & leisure rather than pub and shops. I would like to see the gym open, attended by professional staff as stated with free use for all owners, decent changing facilities and a cafeteria rather than another pub, as well it should be taken into account the fact that opening hours seem to be neighbour friendly (allthough it won't affect us in Naranjos) and balanced. Sorry there seems to be some confusion based on one post.

We have no intention of a supermarket at all.

Our Intentions are to open the bar and sports facilities and childrens area as well as the possibility of a gym.

We have not comitted to anything else we want to speak to the community first!!!!!!!

Mick makes an extremely important point about any "new" facility encroaching on what PW are obliged to provide.  This needs to be thought about very very carefully.

Another asset to consider is the old PW sales office on the outer ring road of the resort.  This is a very nice building, which I always thought lent itself to spa facilities.  I remember entering the building during viewing visits and actually thinking that it was a spa!

It's clear that there are many opportunities to take over existing structures on the resort and I would support any business venture which improves the resort.  The key is ensuring they improve the resort and are not in fact detrimental to the extent that PW disappear altogether with the restaurant and pub in the Al Kasar.

The other side of the coin is that if PW do disappear would the Al Kasar be opened out to other business ventures which would see the Al Kasar improve in terms of units occupied.

I think it's a great idea and would be happy to pay the 2 Euros and support the Bar & Sport facilities when we are at our apartments.
 
We thought the bar location for us was in a great location and we used it quite a lot when we first started coming over, we were very disappointed when it closed down.
 
I would like it to maintain the Spanish atmosphere and for it not to end up like similar resorts in the area were it just like being in England. (Only my opinion) If the balance is right then I think you could do really well.

We visit Condado approx every 6-8weeks and would love to see the sports zone breathe some fresh life into the resort, and become a place to meet and share information with neighbours.

The first time the sports zone opened (our property is in Jardin 7) there was alot of usage of the facilities from people outside our resort so paying 2euros to have a community only zone makes for a safer community.
 

We would definitly agree with keeping the Spainish feel to the place.

You have our support and best wishes with this hopeful new venture.

Not sure how big you think the area will be...I understand the clarification for the original post but the place is not that big even if it is discussed with the community...I like cafe bar and sports facilities, childrens area.....maybe cafe bar opens until 9 or 10pm to reduce competition with Clover.....but papers, nail bar and hairdressers......mmmm...they could fill Al Kasar (eventually)

Couple of things from when it was open last time....how do you manage peak times if making sports facilities free....Polaris introduced a €3 per hour charge which was annoying at first but actually worked well because it made you stick to your hour....not enough to make it too expensive....

Also how do you manage people from off site who come to use the facilities...it happened last time and the threads were about security on site....security may have improved but doesn't stop people coming through security to play golf...so how do you manage free for people on site...

I'm new to both this site and to Condado de Alhama having recently completed on my property.

I have watched this thread with interest over the last few days and believe the sports area would be a great asset to the community to both residents, owners and people that have bought to rent their apartment out.

If my understanding of the 2 proposals is correct.......... please correct me if I have misunderstood.

The first is to provide a 5 star facility sports area for all owners (provided they are paying their community fees and this will be verified by our administrator) but would not be in direct competition with the other businesses already on site, therefore ensuring the community can grow. This proposal offers professional staff for the area and include liability insurance, maintenance, and will equip it to a high standard, they seem willing to take the risk by buying the building to provide this service for us as a community. I have read all the posts about 10 euros per apartment being over the top and too expensive.... but broken down it equates to 2.50 E per person per month. The hours 8am – 10pm again takes them out of direct competition with the Clover and takes into account the owners/residents/renters living on gardens 5 and 7.

After to proposed 5 year proposal this group will still have a 20 year mortgage to pay so from my understanding of this they are the ones taking the risks. We would be paying for a service as we do for the gardeners/security/pool cleaners. Maybe after 5 years the service could stand alone and be a pay as you go option, but we need to get there first.


 

The second proposal seems to be (and again I will stand corrected if I have misunderstood the proposal) a sports bar and to run in direct competition with The Clover. What would the hours of this proposal be? What would happen if the business failed but in the mean time PW had closed down the restaurant, the Clover bar and the supermarket – we would then have 2 white Elephants in the community rather than the one we currently have in the sports bar. ( From reading past threads on here PW won't think twice about doing this as Mick (sonatigh) stated on this thread they are running at a loss).


 

I believe that if we want a 5 star resort – as that is what most of us bought into you have to pay for it. PW charge for use of the gym, sports area on the other resorts – it isn't free to owners/residents/renters. From reading the marketing blurb from PW this resort was promised everything – but in the cold light of the day the WORLD had a recession not caused by PW, if we as a community want to move forward and become that 5 star resort we have to work together and yes unfortunately put our hands in our pockets!!! Therefore my vote would go with the first proposal.


 

Yes my first post has rambled on a little, but as this is a forum for owners to shares their views I took my opportunity.
