Dear All,

Having reviewed the comments below, for and against, I would like to offer an oppinion from "both sides of the fence"

I own multiple properties in Los Alcazares, one of which I rent out to a Repsol employee, who I found to be very nice, courteous, respectful and prompt with his rental payments.

I also manage properties in Roda Golf, again with Repsol employees, again with the same standard of respect.

I also manage properties on short term rentals and I would be horrified if I ever received one complaint, let alone multiple complaints against me.

There is obviously a responsibility of the owner to choose the right management companyfor them, but equally responsibility lies with the management company to provide what they promise at the initial "one off meeting" in order to secure the business.

In reality, you are entrusting your life time investment sometimes to someone "you have just met", who is offering many incentives such as "free services" rather than a time served, trusted member of the immediate, if not local community, obviously registered and ultimately responsible for your best interests.

This is obviously a very important thread, that deserves much more debate. I'm frustrated to read how many owners are repeatedly dissapointed by the lack of support/communication of their chosen management company and would like to set a new precedent removing all the previous frustration of shocking property management.

I'll be happy to contribute as much, or as little as is required.

What Paul says is spot on! Having the right management company in place is paramount to ensuring that your tenants whether long or short term enjoy their stay. Equally so, a good agent will also ensure that any potential problems with any tenants particularly longer term tenants, are recognised and managed at an early stage before they deteriorate into chaos, like some that have been well documented on EOS.

We dealt with Paul Baxter when we completed on our Phase 3B apartment in Autumn 2008 and he was fantastic. Unfortunately when he parted company with the agent our contract was with, the service then went drastically downhill. We experienced problems such as arriving late at night to dirty linen on the beds, missing bed linen and we even had a short term let who spent their time on Roda in someone elses property!

sounds like we were dealing with the same company , as on our initial meeting we were supposed to be met on site by a paul baxter , but were met by another person who said he was no longer with the company , strange how your tennants experianced exactly the same problems we did as tennants , no linen , property not cleaned etc ........   very shoddy service indeed , as the saying goes "what goes around comes around" you can only pull the wool over peoples eyes for so long !!

I too had the misfortune of having the same management company, and I agree with every thing that has been posted.When they took on the apartment we gave them three sets of Egyptian cotton sheets and towels, when we finally terminated our contract with them we got back old discoloured sheets and some missing.

The apartment was not cleaned properly and the beds were made up but with sheets missing and on one occassion we evan found someones underwear.

I also found them to be very arrogant,when I complained I was told that "there was no pleasing you".

 

I am now with Roda F.M. and what a difference! Nothing is too much trouble,they evan bought sheets for us (in the sale) and when there was a problem with the shutters they sorted it out for our renters.They pick up our renters from the airport and install them in the apartment,they evan give us feed back. It's great to have a professional management company living and working on Roda I am now relaxed because I have complete confidence in Roda F.M.

we were told "the cleaning is subcontracted " and not there responsability yet they charged for it !  as i said earlier perhaps a little more proactive approach rerther than sitting around in the cludhouse on the laptop may pay dividends , still all you owners could always buy a furniture package which seems to be the latest thing when rentals are slow . perhaps inspectahome is right  and a lot more "due dillegence " into the company we deal with is required .

Oh where do I start!!! The funny thing is for the amount of time she sits in the club house on her laptop it suprises me why she does'nt return emails or phone calls.  I am so relieved that our contract is expiring soon.  I have cut my ties with her after such a year of mis communication and false promises.  I am so relieved to have found Paul Baxter is back on the property managent scene!

We've been with Dennis and Maggie at Roda FM since completing on our phase 3 apartment, about 3 years now. I cannot speak highly enough of them. A very effecient service, but very personal. Our guests have commented about how good they are. They really go the extra mile and I feel very happy, particularly reading other peoples experiences.

perhaps the poor quality of service recieved for both renters and owners is a "UNIVERSAL"  problem on roda ?
