exccellent post , agree regarding phase 3 / 4  .

re the roda location , i spoke with mar manor lets who confirmed what you said they struggaled with roda lets as transport was needed ( in the real world ) and people preffered to be closer to the town and indeed other than golf there was not a lot for children on roda , by children i mean young teens who are no reliant on parents but who you wouldent feel comfortable letting walk into town on a night , this could possibly by why  there are a lot of that age group both spanish and english in the clubhouse on lap tops as there is very little else for them on the resort .

whilst i appreciate roda is a golf resort ( hence the name) the fact is it was marketed and sold as a family lifestyle resort with facalaties for all which in its current form it simply does not have .

I am not that fussed either way when / if the commercial centre gets built .I just get on my bike and head to town or the beach. If I want a drink at night I just use the local taxi firms they arrive in good time are not  expensive and you can get any of the bars to phone one to pick you up and bring you home.

Have I missed something because as far as I can see this whole thread is based on hearsay following a tread on a different resorts community thread.

Have any of you actually seen any evidence from Roda that they will not start the commercial centre at the end of the year / early next year as they said they would. I apreciate Roda have said a few things and they have not happened when they said they would so I would find it amazing if they started something before they said they would.

Sorry if I missed something official from roda saying the commercial centre was off, if I did can someone who has real facts let me have them.

Another rumour I heard today is that Lionel Messi is about to sign for my club Bristol City but I cant get any comment from either club but it must be true because its now on eye on Spain.

Good Evening ,    

I sent Roda an e-mail and asked why they had given the deposit money for the Units on the Commercial Centre back

I asked if this disturbing news was correct , there answer is below

Regarding the Commercial Centre ,we will start the building works as soon as we have  enough formal requests for our business and Commercial Units, Please , bear in mind that having a commercial centre closed is even worse then building it We have returned one of the deposits to an Operator as you mention , as it was the only Formal reservation we had to the Date However , Calidona has also agreed  with them a preferential option on units

So there you have it , your guess is as good as mine, You would think something as important as this would appear on their website,

Not only have they had 3/4 years to sought this out ,they had the principle sum of ONE  to sign a formal agreement. , the rest signing a letter of intent,

What a shambolic mess this is, lets wait till the new year and see what the responce is to the plans for a Hotel

I for one wont hold my breath

why cant we calm down and chill, we have great beaches , great golf, good restaurants on and off resort, it takes time to build character and  roda has plenty....   lets pay community fees and build a community.   I am on phase 3 and love it. My family have all been there met friends and had good times..  Looking forward to our next visit.

Hi Bea

I absolutely agree with you and with Lanric.  We have another apartment on another resort with a completed fantastic commercial centre that would do justice to any high street in the UK.  Yet it is completely untenanted and looks like a ghost complex.    So regrettably, I agree with Calidona's comments.  Roda is only minutes from Consum or Mercadona, the beaches, Los Alcazares and does have a small supermarket on site.  I do think Roda has character but for heaven's sakes - I am perfectly aware of what we were promised but to be realistic it was never all going to happen on day 1.   We are Phase 1 owners and have good reason to bemoan the lack of facilities, but really given the current situation, having a resort at all would seem to be a bonus!

Thanks for the facts at least we are not dealing wuth hearsay . Inview of this not sure why every one is so worried you cant do any thing about it. Just move on and wait. When I am out again in a few weeks. I will play some golf go to the beach have a cheap drink in one of the many bars in the local town. Use my bbq and enjoy what we have.

The bad news is Messi is not comming to Bristol City I heard it from a friend at the club today. However we do have Evander Sno  and he looks like the real deal.

I would also recomend everyone at Roda gets a bike it makes life very easy if you dont want to rent a car.

"dont know why poeple are so worried "   possibly some people expect what they paid for and are fed up of being lied to by both agents and developers .   you are absalutly right you cannot do a thing about it if you have completed and were happy to do so under those circumstances , if however you have not completed then it would appear you can do something about it .

i guess it boils down to the fact some people are happy to pay a substancial premium and settle for less and others simply are not .

I can't understand why businesses would not want to locate themselves on a 5* De Vere golf resort?

I would imagine that most people committed to apartments for this reason as that was what was advertised.

Firstly, Roda is not yet a 5* De Vere Golf Resort, it may be one day but it certainly isn't now so there is little attraction there.

Secondly, the resort is just too quiet to substain constant business. If the resort had 1500 dwellings with a 65 - 75% occupancy rate than that would be tempting for any business to have such a semi captive customer base to work on but at the moment I would imagine that the Roda occupancy rate is about 20 - 30%, big gamble for any business.

However it is a bit chicken and egg as someone has already mentioned but to invest in a centre which may cost a million euro without 50% tenant commitment is not realistically gonna happen. Would you invest in it?

Hi Big C - I see your point - surely the most important thing therefore for Roda would be for the hotel to get up and running with De Vere backing the marketing of the resort to get occupance rates higher.

Hi all

 

Here is a scenario you should all consider.

 

When I ordered my new car it I was told it would come with a very high specification. Unfortunately when it arrived it didn’t have the leather trim as promised, no CD, no alloys, no air con, etc. etc. The supplier has informed me that they may fit these items at a later date, but can’t tell me when.

There are people who are in the same situation as me and some say I should be thankful, at least I can drive it. One person suggests “everyone should just calm down and chill” I’d like some of what she’s on!!

I find it hard to take these suggestions seriously as I have always believed that you should never let up until you get what you have paid for. What we should never do is give the impression we are willing to accept second best, as inevitably second best is what we will receive.

perhaps the difference is those people on earlier phases who have completed under these circumstances , HAVE NO OPTION  but to play the situaton down afterall they have completed what choice do they have ?

however the people on later phases who paid a substancial premium over the earlier phases for the benefit of a more complete family resort ... will simply not get what they are expected to pay for  ... if you are happy with this then that is fine .

however to try to defend the developer and agents who have simply lied and continue to do so is imo simply ludicrus all you are doing is playing into the hands of the very people who are responsible for the situation .

we all know there are local facalaties if thats good enough for you then why pay a large premium to be on roda ? afterall the vast majority of apartments on phase 1-2 have no view to speak of other than someone elses apartment , the water features are an issue , issues with basements  , it is clearly not a secure gated community , it does not have a private and exclusive beach club ...

i appreciate that all people are trying to do is to protect there investment ( such as it is ) however that is all the people who are pushing forthe facalaties are trying to do as well , shouldent everyone be putting pressure on calidona to deliver the goods ? .

if all you wanted was an apartment in the sun you could have purchased within a few hundred yards of roda  had the same sq ft and saved yourself in excess of a 100000 euros , and been closed to the local facalaties !!!

maybe the problem is that lots of people bought expecting niaviely to make big money quick... if more people had invested in a "holiday dream resort" in the long term. then maybe they wouldnt have been so disapointed . Roda is potentially a good holiday resort.

  Get rich  quick schemes dont work property markets in the uk have proven this.     " If " the hotel is built in the next few years then investors may come back and buy all the empty apartments the get rich quick guys have left behind. 

Was only joking about chilling out..  but is sometimes good fun.

not sure what investers have got to do with calidona not building facalaties ??

surly it is the lifestyle buyers who are suffering ?

agree roda is potentially a good resort but it is being undermined by the developers , not the investers or lifestyle buyers and the longer people put up with the situation the longer they will hold onto peoples money and not deliver the goods .

Hi all

 

The purpose of my thread was to highlight the fact that we wouldn’t accept this kind of treatment in any other circumstance. The announcement by Roda regarding the Commercial Centre is an absolute disgrace, but unfortunately there seems to be some of us who are willing to go along with their decision.

 

We shouldn’t be so keen to let them of the hook on this issue. Wouldn’t it be better if we were all to give out the same message. With a matter as important as this, we should all take a few minutes to send an email to Roda, telling them that their decision to cancel the Commercial Centre is unacceptable. It may well do nothing to help our cause, but at least they’ll know that we are not going to allow this matter to rest.

 

I am sure there are lots of owners who have already emailed, including me.  Hopefully Roda will be inundated with owners complaining.

It may do some good but in my experience think it will fall on uninterested ears. I have E mailed one of the so called board directors about various problems because you can not get an answer from anybody else and even this guy doesnt have the decency to even send an acknowledgment so if you get this response at that level its not promising is it?  It surprises we have got as much as we have to be honest.

We have just come back from Portugal staying in a friend's apartment on a 'Resort'.  The hotel is busy and the commercial centre thriving.  There is a bar which is always full, a French deli and bakery which must be a gold-mine and a couple of other restaurants doing well as well as a furniture shop and clothes shop.  The resort isn't far away from local amenities but people choose to use the facilities on the resort.  I am convinced that a similar set-up on Roda would thrive.  Campbells seems to be doing extremely well.

We don't play golf but play tennis and bought on Roda because the plan showed that they would build several tennis courts.  They have built one 'proper' tennis court which is disappointing for us as we had hoped that maybe we could rent to groups of tennis players. 

Had we wanted just an apartment with a pool we would have bought elsewhere and saved a lot of money.  We bought because it was going to be a complete and secure gated resort.  It isn't.  Whilst we love to go to Roda we are disappointed that it is not like the brochure and still looks and feels like an incomplete resort.
