SPIRAL STAIRCASE REPLACEMENT

Dear All,

Following the AGM of phase II on Sat 20th March, aproval was passed to allow the swap out of spiral staircases.

If anyone is interested in the process for this, including all town hall planning application and aproval, please feel free to contact me on any of the details below.

Phase III will be having their AGM Early April

Paul Baxter did a lot of work for us also and his work is outstanding. He built a fabulous pergola and bar on our roof terrace ,tiled the storeroom, hung pictures, he can do anything  and is always very helpful.

We too have just had a new staircase put in by Butler Spain and my wife arrived at the apartment this morning. She is delighted with the work. The staircase looks fantastic and actually has increased the size of our balcony. We can now get up and down to the roof terrace safely. She reckons the new stairs are better built than the rest of the building!

Paul and his team were really easy to deal with and spent time trying to maximise the space on the balcony, which was pretty small to start with. I can highly recomend them, so if you want contact details just send me a PM.

Hi All,

We have had our spiral staircase taken out and replaced with normal stairs and they look fantastic. They are metal with ceramic tile (non slip) steps, so we didn’t need the balcony re-enforced and it makes access to the roof terrace a 100 times easier. The concrete stairs that I have seen on 3B in a 2 bed penthouse don’t look half as good as this; truly amazing!!!  At first we were not sure if we should go ahead or not, but now it is nearly finished we are chuffed to bits. As soon as it finished 100% I will put on some photos.

The changing of the staircases for Phase 1 was approved and it was our understanding that the vice president Benjamin was investigating the costs of doing same so that if all of the owners with spiral stairs on Phase 1 (only about 14 owners) decided to go ahead with it that everything would be in place and even the possibility of a special price for the work by an approved builder. Benjamin was also going to make sure that the plans were submitted to the town hall so that nothing would be done without prior approval as it is required for any outside modifications. If anyone interested needs to check this they should email the President or Vice President of Phase 1 to see what progress has been made.

I have been sent the drawings. I dont have a spiral staircase.

When I asked why I was told it was for inforamtion and any changes would need to be approved at the agm. Those owners who have a spiral staircase will have to pay to have it changed not the community.

Remember that at the last agm for phase 2 100% of people had to agree for walls on balconies to be changed to railings as a few people objected then the proposal was rejected.  If it is the same for the stircases then those who wish to change will have a very hard job to convince all owners its a good idea.

What do you mean by  pointing us the right direction, can you tell us all as we are owners .

You can PM me if for some reason you can not let us all know.

I was at the meeting and understood that the vice-President who is a  legal Spanish builder was getting plans ,planning permission etc so it would be done right 

 Therefore no cowboy builders would be comming in doing work and leaving problems for the future that could leave people unable to sell their apartments.

Is there something else you feel we should all be aware of.

I understand there was a proposal, together with a set of plans put forward at the phase one AGM regarding some owners replacing the spiral staircases with a more user friendly alternative. Dose anyone have any information regarding this proposal and if these plans have been accepted.
