I see this has been arranged for Jan 16th. I dont think I can make it over but it would good to know who can and perhaps someone can represent some of our concerns.

Access to the Club House and area 'soon be under development'  being an obvious one.

Also does anyone know ho many dwellings there are in 3b, so we can work out what the budget cost is per person

Ray,

I think its 202 units,

153 apts and the rest villas and townhouses etc.

Based on that, divided by projected budget comes out about 1.070 euros per unit approx.

Bear in mind guys that in Phase 1 and 2 the Villas and Townhouses are separate communities to the apartments as Villas do not contribute to communal pools and neither them or townhouses have so many lifts to maintain.

I would expect that your apartments are one community, for info the 288 apartments in phase 2 last year paid approx 1360 euros each for the year, or at least were supposed to, depending on defaulters.

 

One piece of advice as yours presumably is the first community meeting, ensure that Calidona hand over all the facilities in good order as in Phase 2 we are still arguing over some of their efforts such as dead trees, swimming pool problems, lighting etc. which owners are now having to pay to put right

Think the case is the same in Phase 1 where the water features are a major problem.

Just one thing guys, your comunidad fees are worked out by a co-efficient  ratio allocated to each property and this co-efficient is used to work out the exact contribution for each relevant property.  Only thing was I think, (and someone else from Phase 1 will bear me out on this) they got the co-efficients slightly wrong on Phase 1 initially but all sorted out.    Hope this helps.

sounds like we can learn a lot from previous phases,

1/ make sure handover is acceptable

2/ compare costs with other phases

3/ access from phase 3a/b to main entrance area   

it would to coordinate our efforts, so anyone english/irish actually able to attend?

Hi All

We are travelling to Roda on wednesday and plan to attend the meeting on Friday.

Just wondering if there are many others planning to attend?

Hi,

I just wondered if the community meeting was for apartments only on 3a. We own a townhouse on 3b and beleive we will have a separate community.

I would appreciate any info or copy report on the meeting if possible.

The meeting was definitely for apartments in phase 3b - I understood that the villas would have a separate meeting/community so maybe the townhouses are included in that one? You could contact Marisol at the Housing Community Association to verift this...  info@housingcomunidades.com

Marisol is working on translating the minutes of the AGM into english and then she will send them out to all owners in this community.
