Hi all,

Do you know if the debt is of particular owners or it's of Calidona for the apartments they have not sale until now?

I think this is important for us to know. 39000€ is a big figure¡¡ And if not for this forum we would know anything about this situation. We have been more than 12 months with no community meeting. What happens with the Community Administration?

I think you will find that Calidona will be paying the community fees for any apartments they have not sold.

The next A.G.M for phase 3A to set the 2009 budget is 27th February at 13.00. It is to be held at the Housing Communidad ofices (Think they are in San Javier)  I won't be attending but would be pleased to read any reports from the meeting.

Dear all,

The president has informed me that the next AGM will be held on 13th March and would appreciate it attendance from more owners, if possible. The venue and the time I am not sure of it yet. The agenda will be sent out in the coming weeks. Apparently, non-payment of the community fees is high on the agenda. I have asked him to add to agenda also  to discuss the possibility of making it offical the use of access from phase 3B to the Clubhouse - on foot it takes under 10 minutes as opposed to some 40 minutes if you went via phases 4, 2 and 1.

Which phase AGM is this?

Maybe it would be helpful if someone could post up the AGM dates for all phases as I havent heard anything for a long time from phase 1 admin and I reckon it would be about time that a few more owners made the effort in light of the current resort issues.

Is anyone CERTAIN when the next AGM for 3A is - 27 Feb or 13 March?
Also can anyone tell me is the meeting held exclusively / mostly in Spanish?

We're also 3a and got the letter today showing 39k gap in community fees, although like the others who have responded here are paid up to date! 

Assume we'll need to ensure that costs of any legal action taken against non payers is charged to those individual dwellings, and not added to the community bill.

If services such as gardening, pool cleaning, general cleaning etc are suspended due to lack of funds, this can only lead to a deterioration of the site generally.

Not sure what impact 'name and shame' will have on those who aren't paying their way - I dont know any of our neighbours, and i think they probably wont care. 

Those of us who have covered the operational costs so far are subsidising the non-payers - our fees wont be reduced to reflect this though

The AGM on 13th March is for Phase 3 (not sure whether both A and B phases are combined). It is to be held at:

Housing Comunidades, Avida. de Unión, 100 Apdo, Correos 192, 30730 San Javier.

Tel: 968 19 32 85

Marisol Morenilla Zamora is the Administrator contact point.

The meeting is held in Spanish and English as I understand that the majority of the property ownership is in 50/50 ratio but there are, I am sure other nationals too.

Met with Marisol this afternoon.  She's a pleasant and helpful lady.

I intend to be around for the AGM and asked her about having issues raised at the meeting,  I especially want to foster further discussion about Phase III isolation and improving access to the other side of the development, i.e. Club House & Commerical Centre (going up soon).  Marisol said she welcomed suggestions.

But importantly, information regarding matters for discussion would have to reach her by this week, to stand a chance of being talked about at the AGM.

So I'd urge other owners who want to have their say, to get in touch with her by email.

We recently had the AGM for apartments in Phase 3B and I raised the issue of a shortcut from phase 3 to the Clubhouse/Main entrance etc.   Anna Escribano, representing Roda at the meeting, pointed out that " Roda had never published nor said that any access could be built, but was studying a solution to the concerns of owners in Phase 3 and suggestions were welcome".

When we purchased our apartment we were concerned about the distance and repeatedly asked how far we would be from the Clubhouse etc. - the Sales Rep could not supply the exact distance but re-assured us that there was nothing to worry about as there would be a short-cut! Should've got her to put that in writing!

Roda say they are willing to help....anyone got any bright ideas???????

We too were concerned about the distance from Phase 3 to the Phase 1-2 side of the development, when purchasing, and were also re-assured by the sales person that a shortcut would be provided.  Again unfortunately we got nothing in writing. 

For Roda to suggest that no such suggestions were made at the time of purchase for many of us, would be a lie.

I'm glad they were at least open to discussion at the Phase 3b meeting. 

But what we need is to keep the pressure on them, so that something practical will actually come of it, in the not too distant future.

I agree......hopefully people attending the next AGM will write to Marisol and request that it be put on the Agenda for discussion.

Meanwhile, I think Roda are waiting for us to come up with a solution....presumably one that doesn't cost much! So thinking caps on folks!

Maybe what we need is a delegation.....maybe if we had a number of people over at Easter we could meet with Roda to have a good look around the course perimeter etc. ....it's impossible to do that without their permission during the day and it's too dark at night....might be worth a shot!

Forgive me for saying this as I hope it does not sound sarcastic.

But what ideas are required for a shortcut?

Surely a well lit path is all that is required?

No one is expecting a road are they?

I currently use the cart path from phase 3 to the club house, obviously not while golf balls are flying around I should add.

My only reservatrion is where this short cut would go as it can't go through the golf course as it would be too dangerous during the day.

No..I don't think anyone is expecting a road....but many of us were told we would have a shortcut ..so that we can access the clubhouse, shops, sports facilities etc. without the need to drive. What we're looking for is a path that can be used during the day as well as at night......

At present people are using the cart track across the course, but only at night ,as it would be dangerous during the day. This is an unofficial solution ...it hasn't been approved by Roda so we don't know if it will be allowed to continue in the long term.

I've spoken to several owners who were assured at the time of purchasing that this would be provided...albeit verbally..but it is important to us for various reasons.
