We have today carried out the very first Snagging on Terrazas.

First impressions of the property and Resort were very promising and being the first inspection the presentation of the property was very good.

My inspection as usual produced many items that need repairing, but this  dosnt mean the standard is poor, far from it its just knowing from experience where the problems normally crop up, we then have to follow up to ensure the works are completed as Polaris now do not accompany owners or representatives on further visits.

No builders supplies were connected so appliances etc will need checking at a later date.

We also conducted our first property inspection on Terrazas de la Torre this today. As always if anyone would like to receive details please drop me a mail and I will send them over along with the photographs that we took during the inspection.

Hi Neil

Thanks for the photos  hosted on your web site www. fotothis.com some good shots of the golf course looks like a lot of the preparation work  on the contours of the fairways have been completed and some of the terraces on the apartments are quite large they are going to have a great view when the golf course is completed

We are staying on La Torre at the moment, and are snagging our apartment in TDLT Block 30, tomorrow! Does anyone have an tips on what to look out for? Will be sure to post some photos as soon as possible. Fingers crossed, all will work out fine :-)

BTW the streets are named after sports stars - We are on Calle Steffi Graff ??!!!!

Hi Caz and Ian,

 

Good luck with your snagging I can't give you any advice that you probably don't already know just check everything, open and close every door as some of mine on Condado caught on the door frame etc don't let them rush you if they accompany you.  I would be grateful if you get chance could you please ask on the current situation with phase 2 penthouse style apartments

Hi Caz and Ian

A few things to look out for apart from the obvious broken tiles etc

Cupboard doors ---- check fixings are tight and doors are not shaky

Under kitchen sink ---- check that pipework is not just finger tight, do the same for bathroom

Bathroom ---- check that the pedestal and toilet are firmly screwed to wall/floor

light switches ---- check they are not loose or broken

patio doors ---- should slide easily and  close properly and all door locks work

I'm sure there are plenty more but the most important one in my view is to check the slope of the terrace. If you can get hold of a spirit level check that the slope runs away from the apartment and not into it, if no level is available throw some water on to the terrace and see which way it runs and that it doesn't pool. From previous posts it looks like there aren't that many problems with build quality so your snagging should be reasonably stressless.

Thanks to all with the heads up of items to check on our snagging. I have uploaded some of the photos we took during our snagging visit on Phase 1 of TDLT on 12th Nov. The photos are of & from block 30 on phase 1 & roof views. Interior photos from our apartment to follow.
