Thread: Still looking for somewhere to rent for 6 months!

18 Jun 2009 12:00 AM:

I last wrote about our builder a couple of months ago but since then things have looked up. We live in Los Palacios a small part of Formentera Del Segura a beautiful little village near the centre of Rojales. After having no joy with the builder I approached the council via our Spanish speaking representative. At first they did not want to know but after seeing the state of the S**t and waste that was a meter high under the building they agreed to back us. After asking them if they could have a word with the builder for us they had another meeting and agreed that they would ask the builder to fix it NOW and if not they would do it and take out the denuncia to get the money back off the builder. Well surprise, surprise the builder has fixed the plumbing under the building. I would have prefered the council to do it because the builder cut corners where ever he could and nothing has been done about the electrics. The builder is Groupo Empresarial Palacios Mar and the main man is Trinitario Rodreguez Menarguez. He was not a happy man about having to fix it but I must thank David Chapman our representative and Paco on the council for all their help.Seriously I would not recommend this builder because I know of other people with properties in Formentera who are having problems with him as well. Thanks to everyone who gave me advice it was appreciated.

Thread: rogue builder made repairs

--------------------------------------

We have a property built by Groupo Empresarial Palacios Mar in Los Palacios we were happy with the building untill we found out that we have had sewage and water a meter high underneath the building for the last 4 1/2 years. This is due to the builder not putting ends on the drains. Are we all supposed to check under the buildings when we buy? What good is  a habitacion certificate if the place is not habitable and who checks the drains out before the certificate is given out.?

I have approached the council because surely it is up to them to sort this out with the builder but again we have the "not our problem" reply.

It will cost a minimum of 9 grand to take him to court and probably not be heard for 3 years. Half our owners are struggling to pay the mortgage as it is without extra expense of fixing the drains. This is difficult to give a quote on because of the meter high water but a minimum of 4 grand is the guess. Only one owner that we have approached has said she will not pay but how do we get the money off the others?

The two spanish plumbing companies that inspected  underneath both said it is incomplete work when the building was constructed but still Trinitario says it is not his problem.

We have been told the electrics and telephone lines are corroded and the photos we have of under the building are disgusting we are not giving up but the payments that have come to over 800 euros has been paid by 25 people out of 52. To have it repaired will mean the same 25 putting their hands in their pockets again while all the other owners get the benefit.

Any help on this subject will be greatly appreciated.

Thread: wealth tax

We have had a piece in the paper about how bad our builder is. We have found out in February of this year we have water and s***t under our building.

We asked him to fix it and he obviously refused saying plumbing is only covered for 3 years. We have had 2 spanish plumbing firms in the inspect it and both say it is the builders fault and it is incomplete work.

We are at our wits end we have been quoted about 9 grand to take him to court but we may not win and none of the builders can give an estimate because there is so much to do and the meter high water needs pumping out first. (we have done this once but it came back again in two weeks

We asked the town hall for help because we have habitation certificates but who passed incomplete pipes? Not their problem we have been told.

Anyone who can give us any help with this problem would be our friend for life.
