I consider that giving it a wide berth would be a wise move under the circumstances, as I have no desire to fall foul of the law, nor have to live with the possibility that I could be ejected off the land at any moment.

 Does anyone know?

I have been looking at a property advertised for sale, which is a new build .....described as an "Almacen"

My understanding is that this term describes a "storage facility". It is currently lived in by the current owner, who assures me that this is perfectly legal. Stating that  this is all very normal and is just the way things are done. and that there are houses dotted all over the place here, some with 3 bedrooms, 3 bathrooms, pools, and are still classed as Almacens and being used as full time dwellings!

Does anybody know what the legalities are with this? I am extremely dubious that the local town hall would be agreeable to a building designated as a "storage unit" being used as a "dwelling!"

I'ts my view also that it is a payment 'on account'.... sadly however, the taxmans view doesn't alsways concur with mine!

pardon my ignorance as I'm no expert in these matters, but I would like to raise a point that maybe someone qualified in financial/tax matters might be able to answer.

I am relating to the UK now, as I am not familiar with property sales/purchases in Spain, but...

How is the 'rental income' treated for tax purposes? Would I be correct in assuming that it would be classed as just that... an 'income', and therefore taxable? or would payments be defined as 'payment on account', or 'advance stage payments' towards the agreed purchase price? 

 

From the UK perspective then, if this type of purchase agreement is entered into, does the rule of zero CGT still apply if it is your sole and only residence?

 fereterias are a nightmare!..... getting exactly what you want is nigh impossible!

The local ones here don't have a 'shop' area to browse, just a 'trade' counter, so as my spanish isn't that good it ends up resembling the 2 ronnies '4 candles' sketch! ....... by the time i have got something near to what I want I could have driven to malaga, had a shufty around leroy Merlins for an hour, and driven back!.... this i often have to do.... not ideal, and their 'building' section is poor.

I much prefer rummaging and fondling until I find exacty what I want rather than trying to me-mo in spanglish for a couple of hours only to be disappointed

I'm disappointed with the response on this forum, surely someone must have had the same problems???

 

My next supplier problem is finding somewhere i can get a replacement double glazed panel made up to size for my patio door, and I could also do with a decent car accessories/parts supplier. I want some spark plugs, filters etc...

 

ANYONE???
