Hi All

I’ve just shortly arrived back from Fairways and I regret to inform you that Peninsula Architects have made a massive faux-pas in terms of making the correct provisions necessary for the entrance to the stairwell.
 
The problem affects only residents in apartments 711, 712, 721, 722, 731, 732, 741, 742
 
 Description of the Problem
 
Nothing has been catered to disperse rainwater coming down the stairwell and on to the stairs and more importantly nothing has been done to stop the water seeping through the front of your apartments.
 
It’s very dangerous having water on a marble like surface that can potentially lead to a serious incident - not to mention it shouldn’t be there in the first place.
 
It’s now a complete eye-sore - with the paint being damaged and peeling off the side of the stairwell walls and leaving “horrible rust stains” against the actually railings.
 
Not a good selling point to potential renters - especially when they won’t switch on the lifts until there’s further occupancy.

I've highlighted this to Peninsula and got in a "bit of bum fight" because they’ve mentioned it’s was NOT the responsibility of the developers because they built it as per the signed off architects drawings etc.
 
I tried to explain that it’s farcical and they need to acknowledge it being an issue - “how can you expect folks to enter their apartment on a slippery dangerous surface and then to open their front door and be welcomed with a puddle of water”. After sounding off a few expletives I knew it was pointless even when I said that the apartment opposite was my 'brother-in-laws' and he wouldn't complete. To which they replied,” well he'll lose he’s deposit" - typical response from Peninsula nothing constructive or helpful.
 
I’ve even mentioned that if you not prepared to resolve the current problem - will you be at least take some action on the damaged paintwork…..no response as of yet ! 
 
Proposed Next Step
 
Thankfully Spain is not accustomed with a ‘Rainy Season’ - however in the last couple weeks it’s had its far share.
 
The only way forward I believe is to wait for more folk to sign up to form a community and then try to collectively address this issue. Perhaps an impossible task when to date we’ve only got I believe 4 purchasers completed - myself being one of them.
 
I’m not familiar with legalities of where we would stand on this and if any legal action can be taken against Peninsula? Or if a “community” needs to be in place first to a drive out a resolution?
 
 
Interim Solution
 
Given Peninsula track record - The solution is very straight forward and can be implemented easily and cost effectively. All that’s required is to erect a half cylinder type of canopy or awning that will protect and dispense the water when it rains over the stairwell.
There’s already a purpose built trench that goes far enough to cover the stairwell - and it’s already equipped with an overflow pipe.
 
Given the problem can be resolved easily and if I could get the buy-in from rest of residents of portal 7 - would I still need the permission of Peninsula to go ahead and erect the canopy …??
 
Would appreciate any assistance/guildance

Hi Justin

Just  a small query - I'm relatively new to this site .. ( however so.. so..grateful that I've joined what a revelation...)

I've recently completed on a purchase of an apartment in Medina Elvira - Granada as part of  the Fairways Project.

 I'm planning to fly over in March - now that it's fully furnished, and thereafer looking to rent the apartment via your "advertise your property option' 

  • Once I've joined the scheme - can I add the url link to "google places "  ?

and

  • When will the calendar option be made available ?

Hi Jayce

Not sure if this still applicable as an option ...but I have brand new 2 bed - 2 baths - (master bedroom with ensuite) apartment furnished to a high spec at Medina Elvira. (sleeps 6)

Which could be made available around the back-end of April.

The reason being April is that since I've completed (no-one has stayed there yet) - i was going to give my family an opportunity to visit for the first time over the easter period.
