We have had our valuation and snagging list done, don't know if the actaul snagging work has been carried out yet, and are due to complete the signing of the documents on Tuesday 9th January.

could anyone help me. I purchased from a royal Group, they now call themselfs Royal Duja. I believe i paid way over the orginal price and the company claimed they where the developer where infact just the selling agent who purchaed the contracts from the developer to sell onto us.Can anyone tell me the truth. and what is happened to the said company. The owner i believe has done a runner. Please help

Hi Janie

The developer is actually Ambito Sur based in Seville.  You bought through the Royal Marbella Group which is now the Royal Duja Group (same company really).

The thing is that the Royal Marbella Group were implicated in the corruption scandal with the Mayor and so they don't use that name any more, hence Royal Duja Group.   Your dealings should now be with them.

EOS Team,

I recently carried out an initial 'Snagging' of a property in Manilva Heights and was horrified at the amount of defects present.

Although the list exceeded 40 items the main causes for concern were as follows:

Severe damp along two of the external walls.

Unacceptably high levels of oxidisation (rust) present on ALL exterior fittings.

As a result of my findings I have lost confidence in the property and of course the developer.

Please could you re-assure me that this is an isolated occurrence as I have already decided not to go through with the completion on this property and am worried that this in a common problem throughout.

We signed for 26 Manilva Heights on Thursday 11th January, after 2 cancellations.  We picked the keys up on Friday and after the lights,etc, have been installed should be moving in within a fortnight.

Hi to all,

fyi w ehave had a valuation back on No 1 Royal Manilva, this is a "three bedder" albeit the third bedroom does not have a window nor a "proper" floor due to its postion in relation to the road running outside, it is slightly larger than most in the same line, it was valued at 393,500e by either Tiinsa or Tassa who from past experience tend to value on the low side.

 I beleive most will be completing in the next 4-6 weeks, any other views on 2snagging" problems?

I'm new to this thread and thinking of purchasing a property on this develpment.  Seems to be getting mixed reviews below.  How can I get a balanced view of what these properties are really worth and the standard of finish, likely maintenace costs etc.?  Anyone help? Thanks Sevy

I've been offered a choice of 2 number 2 bedders at approx 270 euros and a 3 bedder at approx 300 euros by a contact of mine who is a Spanish agent (I don't know him that well but he did go to uni with my wife).  Anyone know whether this is as good a deal as "the advisor" has said?  Anyone else buying or selling at present at the moment?  One member has contacted me and has set alarm bells ringing talking about subsidence etc.  I'm now getting a bit worried as had my heart set on this as like the look of the area and it looked like a good deal.  Help!

I beleive their are 2 or 3 three bedders available at circa 280,000e

We are actually in number 26 at last.  However, there was no water or electricity so we had to go on builders supply.  The electrics wouldn't work downstairs so we had a private electrician look in to it and he found that the electrics were dangerous.  Live wires were connected to neutral, wires were left inside the walls uninsulated, and a socket in the lounge wasn't even connected, the outside electrics to the terrace lights hadn't been  wired properly, the garage door remote wouldn't work, the snagging list hadn't been completed and they wouldn't give us the A/C remotes until I signed a document and produced my Residencia.  Once we got the remotes we found that one of the A/C units doesn't work on heat.  Also, one of the baths is damaged.  When the recent heavy storms came our main bedroom was flooded because the middle terrace drain, above the bedroom, hadn't been sealed so the rainwater seaped through the ceiling and down the wall, which now has black mould on it.   

 I also posted this article on the site for Manilva Heights but I want as many people to see it as possible because now its one week later since the storms and although the drain has been fixed we can still hear water dripping inside the wall and we still have a hole in the ceiling exposing the bottom of the drain and thge black mould is now on both sides of the dividing wall between the 2 bedrooms.  The builders were supposed to fix this on Monday 12th Feb but nobody turned up despite the foreman giving me his word.  If they treat us like this now I can't see them honouring the 10-year warranty.  I wish I'd never seen the place.

I was due to complete this week but due to work commitments and a recent family holiday haveput this back to the 3rd week in April, any further news from anyone re general snagging problems?

Any news on the complections. I have been told it's another month. I rang Royal Marbella, Duja and they have said i should have completed. I really don't know what is going on. I can't  get a reply from my lawyer, she's always busy!!!! shame it's not with my property.

Apparently, the houses to the left and in front of the swimming pool facing Gibraltar do not have their habitation licences.

We have had to replace both sets of showers and taps in both bathrooms as one set was rusty and the other just fell to bits.

My poor 2 neighbours have both been flooded out because the pipes leading out to the sewers were blocked with building rubble.

Oh well, onward and upward Rodders.  Can anyone tell me when we are likely to have a meeting to form a community and elect a President?  When can we use the swimming pool? When will we be able to get a phone line?  When will the sun shine again?

Something is stirring. As I look out over the swimming pool, in the houses to the left which are unoccupied there appears to be some movement, other than from the 2 families who think they are above the law and licences don't apply to them.  The front doors and bedroom windows were all open today and workmen seemed to be doing something inside them.  Hopefully this means that licences are in the offing and people will be in for the summer.
