Hi Everyone,

Just a few lines to introduce ourselves - our names are Alan & Elaine and we have been reading posts on the forum for some time now and thought that this is a good time to get involved. We're buying a top floor Venus apartment.  When we first moved to Spain we bought on the coast. We lived there for  a couple of years and then decided to move inland (something that we always had planned to do). We now live in a place called La Umbria de la Zarza which is about a 15 min drive from the El Castilo Golf Resort.  We are usually at the development most weeks as we have our own estate agency . If anyone wants any information, whether a buyer or prospective buyer just let us know and we will do our best to help!

Hi

We bought a Detached Marta Villa off plan in May 07, and we were delighted with the proposed quality and overall plans for this development. We have paid our deposit of 30%, but have heard nothing since from our agents Ambasun, however, we did receive our Christmas Pegasus Horse sent from the developer. The projected completion date was set for April 09, the show apartments and some of the detached villa show houses were built but nothing else.

We are going over to Spain for a week in February and will drop in to see progress, but it would be nice to know ,if anyone visits before, how things are going, have they started building the permanant houses or golf coarse yet, if nothing else for piece of mind.

We do hope this development completes as we looked at the coast and a number of inland properties but were immediatelty impressed with the qualityof finishes, style of houses and more importantly the great views, oh and a winery right on the door step.

Hi all,

Lorraine & Campbell here, we have bought an off plan Venus top floor appartment in phase 1 of the development. We are due to visit around the second week in April so like previous requests from others we would be interested in any information on the development. We did request some information and updates ie photos of the development which we were informed there should be some in February and some development on the site. We also recieved the Pegasus horse which the kids loved.

I spoke to our agent this week, who have been in touch with the developers and confirm that the final Liciences should be in place in the next week or so and then building works will commence in earnest.

They will be flooding the site with workers and still aim to have the first phase operational for April/May 2009.

Hi

Just return from Spain where we made a visit to El Castillo, all the show houses are now all but complete. The entire site has been plotted out using flags, so gives you a good idea of what the final complex will look like.

We were told by the devoloper that works will start in ernest this month and they are still on target for Phase 1 completion for April 09.

 

The works to the adjacent  winery are well advanced and starting to look quite good and should be a good source of local refreshments when we get over there.

That sounds promising hopefully when we visit in April we should see some movement in the construction. I believe we are meeting up with Olga for a tour of the local area and we are really looking forward to that.

Hi

 

Has anyone been to El Castillo in the last couple of months, spoke to our agents today and they state that building works has been further delayed. When we went over in fFbruary the developer stated they would be starting work in earnest at the end of that month, so to find out that works are still to commence is a little worrying. If anyone has any news it would be appreciated.

Dar all,

We paid a visit to the site in April and were assured that all licences were in place and work would start in the begining of May, and that the first phase would be completed as planned in twelve months. We also saw the furniture packs that can be supplied by a local dealer which looked good, there is also an updated selection of tiles, bathrooms and kitchens to select. We did see more promising news referance the site on another web site that confirmed approval of the site and that was one of three approved out of 28 applications. We did leave the site with the light on at the end of the tunnel I hope no one has put it out since we left last month!

When did you hear it was delayed and when till?

Is there any other news on the site?

We have been in touch with Olga through email, she says that building works should now start in September and she would give us another update then. We have also been chasing the Bank Guarantee which she says should also be issued in September, heres praying. We intend to go over again on the 15th October for three days and will visit site to check on progress, any news I will post on this forum. I take it you have no further news since your visit.

Thanks for commenting and keeping us up to date.

The latest news we got was the properties wouldn't be ready until late 2010 and that they wanted to have an extension of 6 months built in, so in theory the properties won't be ready until mid 2011. This is very frustrating for us and of course tieing up a lot of  our money . I know and should expect delays with the Spanish building trade and burocrats but this just keeps going on.

Hope your trip goes well and keep us updated.

Hi

That will be nearly a two year delay, I am sure that the contract allows for interest payments from the developer if he is late, I will check and let you know. I can live with a delay if the properties are built but I am now very concerned that this could be another long line of developers that go bust. This would be a lot of money to loose, have you got your Bank Guarantee as previously stated ours has not been issued yet, at least with this your money is safe ,without it if the developer goes into receivership all is lost.

Mike,

We did only just get our Bank Guarantee and it was almost a stand off as they would not initialy issue it unless we signed and agreed to the new contract, which we never and our lawers are closed until September(holiday). We now have it and have been assured we could get our money back because they are in breach of contract, however you never know what hurdles there will be.

Hope all goes well and I can imagine you are as frustated and disapointed as us.
