I have spent so long trying to get Palacios Mar to deal with the reported snags that I contacted this company who came out to check my property. This is what they said-


I am writing to you following a request for a new property building inspection that I was asked to carry out for the above client at the above location

InspectaHomeSpain have been established for 3 years and we assist clients on resolving issues on snagging defects and have inspected over 700 properties in the Costa Blanca and have been featured in local and national press & TV

We noticed that there were a number of snagging faults which, under Provision 17.1 of the General Building Act. you have responsibility to repair for the first 12 months

We did however not complete the survey as there was evidence of what may be a serious structural defect in the property and 2 other blocks on the site

There was evidence that, as where 2 buildings hive been joined, the blocks are separating and cracks have opened up running form the front, across the roof & roof terraces, to the rear property, on 3 separate blocks effecting 24 properties. The evidence suggests that this is not due to settlement and has resulted from the fact that the two blocks have not been tied together allow the movement and subsequent serious cracking to the buildings

In addition water has penetrated the external skin of the building evident by the fact that the external skin sounds hollow if you tap it proving separation form the main brickwork

We have advised Mrs Millington that this requires more detailed investigation and we are referring this to a structural architect. I would strongly advise you to carry out your own investigation and make a proposal to the owners on how you intend to resolve this as simply filling in the cracks will not resolve the problem and I have taken a series of photographs to pass onto the structural engineer

I also advise that you should, without further delay repair all of the snagging defects already advised to you by Mrs Millington as this is your legal responsibility to carry out the work

We have apartment 23A and were passed a copy of your report by other owners. We had seen the cracks but had not realised they were so bad and were just waiting for them to be repaired on the snagging list through the community. However as a result of reading your survey we have e mailed the builder, also logging our dissatisfaction and asking for their response, not that we have heard anything yet. What about you? We are going over on 07/10 will probably drop another copy off at the office.

Am hoping that this report is wrong, or that any faults aren't as serious as he makes them sound & can be quickly put right.

The builder has filled cracks with builders foam & sealer like you put round showers. It's supposed to be done across all four roof terraces, the little roof area at back & on front of building at both sides.
The terraces were done when I came home but a ladder was needed to do front of block.

Hope you had a good break in Palacios MAr

What has happened since I was last there?

I hear the builder has been very busy, grinding down the gaps + filiing them, then covering ths repair.
Roy told me that the builder  has told the solicitor that he had Roy look at other developments + that he had asked him to do the snagging there, Roy says this isn't so.

Let me know what repairs have been done please

Thanks - we had a great time.

There's not much news really - the cracks have been filled as you said but not finished off. Marion and Charlie said they were giving the builder chance to complete it and reply to the company representing the community, before they took it any further. Our friends Scott and Wendy are out now so they may get an update - if not we will contact Marion and Charlie again.

PS we never got a response from the e mail we sent the builder - what a surprise!!

I heard from Roy that the builder has finished the external repairs. He has a copy of a letter, signed by a notary, to say that an archotect has checked the building + says there is no major problem.
He will send me a copy of this letter, but it's in Spanish
The builder also says he will deal favourably with all snags reported!

Will wait to hear from builder or solicitor on the matter

That sounds like good news - hopefully.

I'm sure the Administrator for the Community would like to see a copy - if they have not already been forwarded one - and would take steps to authenticate its contents. It is for the benefit of all the residents that this is sorted to everyone satisafaction and that is what they are representing us for.

Has anyone visited recently & seen the builders repairs?

Apart from being told that I'm satisfied with what's been done, even though I wasn't asked if I am satisfied, I haven't heard from anyone.

Would appreciate any updates
