6 months ago purchased a property on this new development, we were told that the completion date would be NOV / DEC 2007, however the properties would be finished early (July 2007).  Since just before Christmas building has stopped due to problems I believe with the plans and or licences... Has anybody else heard whats going on???  Any info would be much appreciated!

I also heard that since november nothing happened at the buildingplace,does somebody realy know what is going on?

Dear All

I telephoned our agent last week after reading your comments on this site. We were told that there is no actual problem and that this is common during the winter months for builders generally not to do any work! We are going out to Spain to have a look next Monday 12th March, so we will be able to give you all more information when we return.

If any of you are interested, if you let us know which Plots you are purchasing we will try and take some pictures of your Plots and post them on here for you to look at.

Dear All,

We put a deposit down last week on a plot in Arco Mediterraneo X which is in Aguas Nuevas. The agent that we purchased through claimed that they only dealt with builders that had licences to build. Yet I had a conversation today with another agent and they tell me that this builder was in the newspaper only a few months ago as there were issues with him not having a licence on one of his other developments and construction had stopped.

We visited the showhouse three times over three days (Mon, Tues & Weds) last week and on reflection what was interesting was the fact that phase 1 which is in mid term construction didn't have a builder or contractor in sight, yet this is due for completion in June this year?  there was no work taking place at all on-site, it was dead. Yet all the other new build developments we were shown had a mass of construction workers on site.

Obviously this is only speculation at the moment and could just be agents bad mouthing, however, I've got my solicitor on the case currently to check out the facts, I'll post a new message once I've heard back from her.

In the meantime, I'd love to hear from anyone else that has purchased and completed with Arco Med to understand what their experience has been.

My Business partner and myself have purchased on Arco 1x  and visited the sie in both January and february - construction is much further on than the pics on this forum show , on phase 1.   We did experience delays in our solicitor passing on our deposits due to lack of licences initially . but eventually they did go thru - I will contact them again tomorrow to double check and advise

On visiting the show house in Jan we were told that it ws on course for cmpletion by June , 1 month later than schedule - I think the apartments MAYBE READY BUT NECESSARILY THE POOL AND GARDENS .

Latest update, apparently there is a 'meeting' taking place tomorrow with the builder and the town hall and I have been advised that paperwork should be finalised!
The builder has advised me that building will commence from next week, however they did not advise me on the completion date. 
I live in Spain so I will periodically go upto the site next week and see if it has indeed been started.

I visited the site last week and it was obvious no work has been carried out since at least Cristmas , although the cranes are still there - I also have been told by my solciitor that there was to be a meeting on Mrch 30th - but to date have not had notification of the outcome - it would eb appreciated if Cattie , could visit the site to establish any resuming of work - I cannot contact my Solicitor now till Wednesday - if I get to know anything I will advise you all

We are in Torrevieje and they are not working,indeed there was a meeting at the townhall,and they had permission to start again.The girl in The pilot promissed us that they should start next thursday.You understand,that we will be there.If there is any news I will contact you.    grt Peggy

hello everybody

good news all licences seem to be alright,en since thursday  26 they began to work again,it starts slowely,with a few people working,but that seems to be normal,in 2 weeks we hear more about moving in.   grt peggy

I understand that - windows were being installed last week and I have just been advised that our property is now expected to be completed mid July

but hopefully we can all sleep more soundly -  thanks to everyone who has been able to kepp us uptodate

Just back from Torrevieja at the weekend and i am happy to see work is back to normal on the site. I was told my apartment would be ready for the end of July.The problem seemed to be an architects error which needed the licences altered.I have downloaded photos confirming work has started again.

We looked at the building project 17-22/5. There is about 100 workers in full action and we noticed that things happend quite fast. I have uploaded some pictures. The show room is ready and the building nearest  to the round-about is in the last phase. I can guess that this will be ready soon. They are working on the etap 2 too.the buildings nearest to etap 2 seams to be the last to be ready. Our appartment is in this building. Our sales organisation will talk to the builder to get a ready-date. The lady in the show room told us that Our appartment shold be ready in sep/oct. I will write again when I know more about it.

I visited the site between May 16-23 and there was some work being carried on out on Phase 1 - the perimiter walls are being built , but there was very little progress to the site as a whole and although we have been told July for completion of our property on phase 1 - 2 months behind schedule - it has to be completed by July or the builder has to reimburse monies due to default of contratcs

 

we have however been told that there is little chance of the poola rea being finished before September - when you see the site iot seems a long way of compeltion

We have been told that our property will be ready 2007-11-30. This is 6 mounths later than the plan!! Our proberty is in the first etap, situated nearest to etap 2.

We are disapointed, of course!!

Anyone more that has got information about ready-date?

We received a phone call fromn our spanish agent - advising that the builder had arranged a mortgage for us with Bank Caja - we advised that we had not been told that the proeprty was ready and the agent ADVISED THAT MORTGAGES ARE NOT NORMALLY SET Until NEAR COMPLETION DATE -  we do not want a mortgage  

 

I am in spain next week and will agan visit the site and will update everybody when I get back -  my understanding is that if the builder defaults on the contract - then any mnies paid can be reclaimed - disappointing I know - but there are  many re sales property available

 

our property is on phase 1 block 2 and has a contract completion date of April/May - the builder is contracted to complete 2 months earlier or 2 months later -  when I last visited the site the sale person said the proeprty would be completed - but not necessarily the surrounding gardens or pool

 

I will let you know more later

I received notification from the builder via my agent a few weeks ago that my apartment on phase 1 will be completed between 15-31 July.My agent will notify me a definite date within the next few weeks.

However,i am just back yesterday (23 june)from Torrevieja and have uploaded more photographs.As you can see,the apartments that are ready are part of phase 1 facing Avenida Cortez De La Valencia to my knowledge these are the ones that will be completed for 31 July a total of approx. 64 off.The road in that area is just about to be laid.There is also photos of the pool and surrounding areas.I would think this area has about 2 months work before completion,but remember all building work in Spain always stop for the month of August.

I am not on the builders side but he has had problems and is now working flat out.I can only suggest for everyone to have patience.I was in my own apartment last week which is near completion and was well pleased with the standard of workmanship and can assure eveybody these apartments are worth the wait.Value for the money we paid ,you will not get any where else.The next apartments Arco Meditteraneo 10 which are to be built for spring 2009,just up the road and are starting at 145,500 euros ,which are no different from ours are selling well.

I can only suggest if your apartment is not ready for your contractural date(plus 3 months).Try for some sort of compensation with the builder.My lawyer told me before i signed the contract ,that althogh it is in the contract of two months for default,spanish law states 3 months and that will be what is deemed.Personally i think if anyone is in this position they would be crazy to claim there money back.

I have just returned from spain and visited the site yet again - Phase 1 - 4 blocks are all contracted to be completed by the end of July - so they are concentrating on these - however it is unlikely that ownership will tAKEPLACE BECAUSE THERE WILL BE NO NOTAIRIES OPEN IN AUGUST 

The amount of work completed since May , my last visit is very encouraging - the pool is now in situ -in very early stages -  the perimeter wall , entrance arch postboxes- carpark are all complete - we were also able to gain access to our apartment - but as we are  on the pool side the only down side was the entrance path still has to be completed - our garden area and apartment were complete - but for the shower in the bathroom

Excellent progress has been made and once complete the development will look very attractive - i have photos to download - so check again in a couple of days for the update pictures - look forward to meeting you all when complete

I am just back from spending 2 weeks in Torrevieja and moving in to our apartment.Although the first phase has probably a few months before the rest of the phase is completed it is coming along nicely.We had a few things on the snagging list but the builder attended to these very quickly.I have downloaded six photos.The first three are of phase 1 and pool area.The second three are of phase 2 and pool area.The photos are of 23/sept/07.
