The more I think about the A/C units being placed in an area that can only be accessed through the penthouse apartments, the more worried I become. Are we depending on the goodwill of the owners of the penthouse apartments to allow us to install and maintain our A/C units? This would be against the penthouse owners best interests as the more A/C machines there are up there the noisier it will become. What if there is no goodwill or if your A/C machine breaks down and the penthouse apartment owner is in the UK and there is no keyholder?

I really feel that access to these machines should be in any contract or community rules and regs that may be drawn up. I personally feel they should have been placed on the individuals own terrace.

Cheers,

Hi Ferryman,

We have visited the site today and as a penthouse owner aircon was at the top of our list of questions.
Eli told us that access to the units would not be via the penthouse but would be accessed over the roof from below as the units would be fitted on the rear of the roof terrace wall and not visible from the penthouse terrace.
As a penthouse owner we would certainly not allow access through our appartment whether we were there or not  - and I think you would think the same if you had a penthouse. Eli suggested that it would be better if the owners had their own units on their own terrace as this would be technically possible. We will be instructing our lawyer to make sure that there is no provision for access to any one elses units via our appartment.

Cheers

Hi Jayne123,

I fully agree with you.

I'm sorry, but I can not picture where the units are to be placed. Does anyone have any details or photographs? Will a crane be required to lift the units into place? Will some form of crane (hi-ab) be required to get workmen on to the rooftop?

Is it just the condenser that is up at penthouse level or is the evaporator there too (any A/C engineers out there?)

I do not see it being a big problem to fit A/C units on individual terraces but it will be expensive to retrofit and will involve taking part of the ceiling down to tap into existing trunking. Perhaps this  should be at Rudina's expense if access is limited at the original place or the original design suspect.
