According to Richard Susskind, lawyers role is to set a fence before the precipice and not to offer an ambulance when the client has already fallen.

So true!

hi, i'm kyle yu from australia. i want to report one family in barcelona, spain that was an illegal alien. the rodriguez family, milagros rodriguez is her name in spain but her true identity in the philippines, her real name is yolanda ramos arguelles. her whole family is now in spain, they might need legal punishment, the whole family blaming the spanish government. hope you have legal action in that matter.

How about someone asking his Spanish counterpart to impart this observation to the Spanish Law Industry?

Conveyancing lawyers operating during the 'Boom' years of the Spanish property industry could have saved untold misery for thousands of purchasers if they had 'set the fences' before agreeing sales contracts.

Maybe Spanish Law Schools are not clear enough on what the role and moral obligation of a lawyer is, or perhaps many students are only really listening in the lectures about setting fee scales!

Whichever of these is the truth the outcome is that any consumer law that does exist in Spain has (for years) been rode roughshod over by the developers and the banks and all aided and abetted by a corrupt?/ innefficient?/ outdated ?/ unprofessional?/ third world? legal system.
Once an abusive contract is signed, and regardless of any protection laid down in Spanish law, Joe Public is made to fight the the Mighty and Greedy banks to get back that which was stolen from him.
Banks vast resources allow them to repeatedly appeal a judges (law based) decicision and so avoid reimbursing the consumer. It appears they have now become so strong that they are effectively undermining the law of the land!!

Does anyone know of a cheap but legal way of using someone in costa blanca to act as power of attourney for me , The bank are taking my keys back { Dacion en pago} im out of work so cant go over to sign away my Apt in playa flamenca

I couldn't agree more Sandra, well said.
I for one certainly hope that the offer of an ambulance is there for all those who through no fault of their own were compromised by lawyers who failed to set fences before the precipice, through their lack of due diligence and negligence. Also for those who continue to be significantly compromised by a legal system that fails in its duty to implement the law in a fair and timely fashion.

The legal system is a ficional world.It is set up so,not only can you not understand it but you are actually barred from understanding it.
It comprises of getting you to enter into a contract without you actually knowing it.The word deceitful ( derived from DEVIL) does not do it justice.
When you register something ,you actually give ownership to who ever you are registering to.
When you apply or solicit you are begging.The legal world uses a different language but they camoflage it using the same words in the national language.If you contract a lawyer to represent you in court.The legal world look on you as an imbecel or child that needs leading.The lawyers first duty is to the crown and not to you,by contracting a lawyer you have acepted the jurisdiction of the judge who rules the lawyer.
The law is the only thing you are not taught at school and the only subject where ignorance is no excuse.Work it out for your self.Dont expect justice in a court of law.It does,nt exist.A court is a bank,they balance the books of the economy.The scales of justice must balance out at zero.

The conveyancing Lawyers knew exactly what they were doing. They were in the pockets of the developers, agents and banks. They were only interested in chasing the mighty dollar. They had no interest in protecting their clients. THE LAYWERS DID NOT SET A FENCE. THE CLIENTS DID NOT FALL.....THEY WERE PUSHED BY THE CORRUPT AND GREEDY LAWYERS.

These same Lawyers are NOT EVEN OFFERING AN AMBULANCE - they are now compounding their negligence by failing to provide the information being requested by clients in an effort to trace the location of their off-plan deposits.

It is a disgrace and many of the negligent lawyers should be heavily fined and struck off.

There needs to be some accountability from the Lawyers and Banks.
