Legal tip 1309. An illegal house in Andalucia?

Did you know you can legalize your house in Andalucía? There are new regulations since 2012.

This course of legalization is approved by Local Councils which have previously passed specific regulations on this.

What does it really mean for me?

  • It will allow registration of your house in the Land Registry.
  • It will allow you to have Notary deeds of the house (public title)
  • It will allow you access to basic services such as water and light, with utility companies.
  • It will allow you to have future municipal licenses for repairs and maintenance.

Am I eligible?

Yes, you might be eligible for this if your illegal house was finished more than 6 years ago and there are no open ongoing administrative disciplinary or criminal proceedings.

Hy, noted your comments, call me confused but we are registered with the Land Registry, we also have got
full title deeds, we have a contract with the electricity company, we have lived in our home for more than 8 years with no one complaining. Question does this make our home legal?

Hy, Unfortunately when we commissioned a builder by recommendation of the estate agent and abogado we did not realize they were reforming the nava with no license. We only found this horrific fact after the build although it was never finished, swimming pool never worked and needs a lot of work. So although we have fought for more than 7 years costing us a great deal of money we have actually secured a legal contract for electricity.
We are totally confused, we live in Montoro, Cordoba, pay our land taxes and have never had any problems with any of the neighbours or the town hall.
If you can bring any light to our problem maybe I would then be able to get some sleep at night.

Hy Maria, We have paid 60€ on 15th January 2015
"Tasa Regularizacion Catastral", We were never given a builders license, we do not have a habitacion license, only a legal contract with the electric company.
What other license should we have please.
