Horizontal law and cost of lifts!

We have a similar issue with our Lift maintenance costs at our development near Marbella where we have 7 lifts. Each block houses just 8 apartments with just 2 levels plus the basement garage level. Unfortunately the staircase stops at the ground floor so we have to use the lift to access that garage, its a crazy design fault really.

We pay €18500 a year plus €1750 for the emergency phone system where any call is answered in Spanish only leaving some passengers stuck as many English speaking residents cannot explain exactly where the development is located!! They use the international emergency system, HELP HELP followed by lots of Banging!!

We,ve tried looking for an alternative providor without success! We've received similar quotes plus our supplier (Schindlars Lifts), No I not joking, thats their name, only alow the use of their own specialised parts that makes it a very difficult decision to move to another company.

I do actually love living in Spain...........................Most of the time!

Schindler (Germany) are an international Lift and Escalator Company with bases throughout Europe. Others include Kone (Finland) Otis and ThyssenKrupp etc. The 2 big Spanish companies are Orona and IMEM.

Mike T, can you reduce the number of lifts needed? It is a requirement to have step free access for disabled persons to comply with EU laws, you did not say how may blocks there were other than 7 lifts are provided and if blocks were linked so that a lift for 1 block could serve an adjacent block etc.

As I understand it, laws provide for lift companies trading with each other so that one company can maintain another's equipment etc. Perhaps your community committee need to review the issues of how many lifts you need in terms of disabled person discrimination laws, operating & maintenance cost and convenience to the community etc.

Thanks for the info and advise Raileng, it's very much appreciated.

Unfortunately we have 7 seperate bocks that are not linked, sadly!  We need to keep all seven lifts properly maintained but at just under 20k including the emergency telephone system its a large chunk out of our Community Fees!

It would be great to find another company who quote less but Schindlar have specialised part that can only be purchased through them.

Our community has 8 Orona lifts and we really have to use them for maintenance.  In other words they set their prices and we have to go along with it.

I think it's the case for most communities.
