Anyone know who might hire out an old car, e.g. 'rent-a-wreck' type company?

Hi

Just reading the threads in this forum I thought I hope you dont mind me asking but

1. Does the community pool have life guards - are you legally required to have them If not how did you maanmge to get out of that as your pools look like the same size as ours . The requirement to have life guards restricts the pool usage time and the costs are very high.

2. Have you had any problems with security and how are you tackling it !

3. Do you employ a management company to arrange all the community stuff - insurance cleaners etc we use Ammex in sabinillas

I am an owner on a developement in casares which has it own problems as well. One being late payment of community charges which only adds to making improvment even more difficult to tackle because there is the belief that with holding the community charge affects the developer - it doesnt it affect your neighbours and your own property and its surrounding.if you cannt upkeep your community then the community wuill deterioate even quicker.  We have taken late/nonpayers to court to push for payment.

Hi Brutus,

In answer to your questions,

1) It has to have a life guard, but aparently it is only legally required for a certain number of weeks a year.

2) Security. Yes, there are issues. Firstly the gate entry system has never worked, so access via the gates is easy. Secondly, our security guard is 100% useless and sits in his car asleep while burger vans plug into our electric supply to charge up their equipment. We will be remedying this at the first AGM to be held shortly as its a waste of time employing security. Also I know of at least 3 burglaries in the last 6-8 months.

3) Our current management company is Condominium Services. they were employed by the developer. we have many issues with them that hopefully will be resolved prior to us electing them for another year.

What do you think about Ammex ? Are they good ?

Thank you for the information .

We understood that we had to have life guards when ever the pool was open and tcannot afford to have life guards outside peak season. That is something we shall explore.

 

Security ont his coast seems a nightmare. We have several security issues much the same as yours but more breakins. We even witnessed the security guard allowing some one to half dismantle bits from an abandoned car making the abandoned car look even worse. !!

We have been working with AMMEX TO RESOLVE QUERIES AND FEEL THEY HAVE SPENT ALOT OF TIME ASSISTING OUR COMPLEX TO HELP MAKE improvements that the developer didnot do as promised. They have attended many meemtings with the president as imtrepreters to help get imformation from companies et.c M y experience I would recommend them as my husband is one of the president and ihave witnessed how much support they have provided but who knows there may be better out there.  

Within days of the community electing its president we got the3 abandoned cars moved The local council incasares is going to force the developer to put in underground bins as bins are a problem onthe site. Still many problems but we are sorting them .
