Thanks Gina for getting the info on the golf course as well as the photos of the building. All these positive postings are fantastic and I really can't wait to get out and start swinging (Golf clubs I mean. Honestly you lot, what are you like?)

Hi all fellow Corverians

We are purchasers on this development. We  have bought a 2bed 2bath villa on the 6th fairway (Phase 2)  and we are excited about the fact that the development now seems to be under way.
We have only visited there once, but were so impressed with the prospect that we bought immediately (March 2007).

Like all of you we have been worried about the uncertainty of the licence's, deadlines and completion dates, so we have recently been in touch with our selling agent, who has also bought 2 properties there, and he advises us that all is well and legal, after he had checked direct with Calidona head office in UK London.

Furthermore we had emailed a couple of days ago, our Spanish solicitor (whom by the way we would highly recommend) with our concerns and worries and we detail the email contents below

We hope this will put all your minds at rest.

Keep on posting those fab photos (anyone that goes there) and hope we will all be enjoying the golf, sun, food and booze , in the not too distant future.

Dear Mr Leff,

Our lawyer has spoken with Corvera again and he has checked that they have all the initial planning licences approved, the last one is for Oct 07, which I enclose you .

They are waiting to obtain the definitive building licence for each property.

They have also told us that your property would be finished by April/May 2009.

I am becoming a little confused by the mixed reports I hear about the development , and the licences to build.

Certain forums and websites say that they are building now without the full signed licences ....

So can you please clarify the position for me , and advised me when they expect completion on my property.

 Thanks for the info, again it has the feel of being positive, but I'm still confused. The email you received from your solicitors mentioned that the preliminery planning licences were granted in Oct 07, what does this mean? Is it the licence to build phase 1 & 2?. If so, perhaps its my memory, but I can not recall any mention of this at the time, if this is the case why were we not informed (if not by Calidona, by our solicitors)?

Also if it is the 'preliminary' planning licence for phase 1 & 2, I'm still not sure what  this means as far as construction is concerned, can they build using this licence alone? and why have we been  waiting 5 months or so later for the 'definitive building licence', is this not the one we need?  (and have been given so many dates for). Also does any one  know if  they are allowed to completely build phase 1 & 2 using the preliminary licence alone? If not when must they stop( if the 'definitive' licence has not been granted) after a certain time or after a certain point in construction, if they do not have to stop what is the point in a 'definitive licence'? Has anyone been given a date for this 'definitive licence' ?

If the definitive licence is guaranteed once the preliminary one is given why not just give the complete one in the first place? Why do they stage it and what exactly does preliminary licence mean?

Call me picky or simplistic but I was expecting that the licence ( ie full building licence) should have been granted, then the development should be constructed to the expected standard and we the clients kept in the 'loop' either by Calidona or by our solicitors. I feel this is an important point that should not be glossed over, just because construction has begun.

You are right to be concerned but may be it's me being gullible but I can't believe that they would have constructed so much without being sure that all is in order and that the written bit of paper is merely a formality It would be good though for that 'formality' to be achieved as it does remove any uncertainty.

Well could somebody explain as to when the 18 months build to complete comes into effect or are they still pushing the boundries so as to gain extra time, as we where lead to believe that once they started to build above ground this is when the 18 months build contract starts, it then becomes part of the contract that they have to have finished and handed over the property in that 18month space of time. Although we are still in a positive state of mind about our build (purchased Aug 05) by the time we come to complete it will be three and a half years we possibly could start to get worried if we dont start to hear a bit more positive from the solicitor or the developer. Does anyone know definatley as to what the final build licence is ?

On building licences I would like to say that the practice (as it was at Roda) is for the builders to work away and only get the building licence as per the contract when they are absolutely certain the work will be completed. In other words once they know a phase will be ready the building license miraculously appears so that they cannot be legally challenged.

Lawyers consider this to be an abusive practise but it is impossible to challenge because of the fear of legal failure
